Job Title: Maintenance Director
Location: Morningstar Residential Care Center – Oswego, New York
Pay: $59,000 - $61,000 annually
Schedule: Full Time
Summary:
Responsible for the overall maintenance operations of the facility. Responsible for the performance of repairs and maintenance of equipment, supplies, ordering and requisitions of supplies and equipment as needed. Perform regular monthly maintenance preventative checks, assigning work assignments to maintenance staff. Follows established safety rules and policies, procedures of the home. Responsible for the overall Environmental operations of the facility. Responsible for the performance of facility housekeeping and laundry personnel. Follows established safety rules and policies, procedures of the home.
Responsibilities

Responsible person for maintaining the facility and grounds
-
Knowledgeable of federal, state and local laws as they pertain to the facility.

On call for emergencies.

Maintains the fire alarm system and emergency generator system in good working order.

Ensures monthly tests are completed on fire alarm and emergency generator system are completed and accurate timely records are maintained
-
Works closely with consulting companies on their yearly or biannual test of equipment.

Keeps track of the stove hood extinguishing devices and maintains record of completion.

Plans recommendations for the Administrator for equipment or modifications needed to provide resident care.

Maintains weekly, monthly, quarterly and annual preventative maintenance calendar.

Participates in and plans in-service programs directly related to Fire, Disaster, Maintenance request, etc for all staff.

Plans and coordinates with the Administrator, utilizing the respective service managers for planning the budgeting requirements for staff, performance of work, supplies and equipment.

Responsible for cost controls to ensure maximum effectiveness of funds expended from approved departmental budgets

Responsible for annual budget implementation and follow-through.

Ensures work areas are kept clean, neat and safe environment

Schedules garbage and trash pickup throughout the building.

Maintains the building in good repair.

Orders supplies, maintains purchase orders, invoicing and communicates with administration

Collaborates with facility leaders in developing, implementing, reviewing, revising and monitoring facility wide performance improvement activities.

Review all maintenance work orders and coordinates completion with workers & vendors as needed.

Supports and maintains a culture of safety and quality

Knowledgeable of Life Safety Codes and State Operating & Federal Regulations regarding skilled facilities.

Maintains the facility free from hazards caused by electrical, plumbing, heating and cooling system

Responsible person for maintaining the facility cleanliness
-
Responsible for hiring, scheduling, evaluating, complimenting and disciplining housekeeping and laundry personnel
-
Ensure appropriate and adequate onboarding and training for all new employees in housekeeping and laundry.

Responsible for Ensuring proper disinfection of facility
-
Responsible for budget for supplies and employee timesheet. Approves weekly timesheets
-
Responsible for cost controls to ensure maximum effectiveness of funds expended from approved departmental budget.

Audit rooms weekly and provide feedback to employees

Responsible for housekeeping outside of facility, ensure garbage removed promptly.
Qualifications:

Adheres to dress code, appearance is neat and clean.

Completes annual education requirements.

Maintains regulatory requirements, including all federal, state, local regulations and accrediting organization standards.

Always maintains and ensures resident confidentiality.
-
Reports to work on time and as scheduled.
-
Wears identification while on duty.
-
Attends annual review and perform departmental in services.
-
Works at maintaining a good rapport and a cooperative working relationship with, departments and staff.

Represents the organization in a positive and professional manner.

Attend committee, CQI and management meetings, as appropriate.

Resolves staff concerns at the departmental level, utilizing the grievance process as required.

Ensures compliance with policies and procedures regarding department operations, fire safety, emergency management and infection prevention and control.

Effectively and consistently communicates administrative directives to staff and encourages interactive departmental meetings and discussions.

Complies with all organizational policies regarding ethical business practices.

Communicates the mission, ethics and goals of the facility, as well as the focus statement of the department.
