Job Summary
We are seeking a skilled, dependable, and detail-oriented Property Maintenance Technician to join our growing team in the South Tampa area.

Our company manages a diverse portfolio of properties, including Airbnb vacation rentals, residential homes, commercial buildings, and warehouses. We are looking for a motivated individual who can take ownership of day-to-day maintenance needs, proactively identify issues, and ensure our properties remain in excellent condition.
The ideal candidate is a versatile problem-solver with strong handyman skills, excellent time management, and the ability to complete tasks efficiently with minimal supervision.
IMPORTANT: Applicants MUST have their own reliable truck, personal tools, and a valid driver's license to be considered for this position.
Key Responsibilities
General Property Maintenance & Repairs
- Perform routine maintenance, preventative inspections, and general repairs across multiple properties.
- Diagnose and resolve common maintenance issues efficiently and professionally.
- Complete minor plumbing repairs, including fixing leaks, replacing fixtures, and unclogging drains.
- Handle minor electrical maintenance, such as replacing light fixtures, switches, and outlets, where legally permitted.
- Repair and replace door locks, handles, hinges, and other hardware.
- Perform drywall patching, painting, caulking, tile repairs, and general handyman work.
- Install, assemble, and replace appliances, fixtures, furniture, and equipment.
- Inspect basic HVAC functionality and report issues requiring specialized service.
Airbnb & Residential Property Upkeep
- Ensure vacation rental properties are well-maintained, presentable, and ready for incoming guests.
- Respond promptly to maintenance requests and address urgent property concerns.
- Conduct routine inspections to identify potential problems before they become costly repairs.
- Maintain the overall appearance, functionality, and safety of each property.
- Assist with minor cleaning and property preparation when necessary.
Exterior Maintenance & Landscaping
- Maintain outdoor areas, including basic lawn care, landscaping, and debris removal.
- Perform minor exterior repairs and general property improvements.
- Keep walkways, entrances, and common areas clean, organized, and safe.
Safety & Property Management Support
- Inspect properties for maintenance concerns and potential safety hazards.
- Check doors, windows, locks, and security features to ensure properties are properly secured.
- Visually inspect smoke detectors and other safety equipment, reporting any issues.
- Communicate maintenance updates, completed repairs, and additional repair needs to property management.
- Coordinate with outside contractors and vendors when specialized repairs are necessary.
- Follow established safety procedures and maintain a clean, organized work environment.
Required Qualifications
- Minimum of 2 years of hands-on maintenance, handyman, or property repair experience.
- Must own a reliable truck and have the necessary tools and equipment to perform maintenance work.
- Valid driver's license and reliable transportation between multiple South Tampa properties.
- Strong working knowledge of general property maintenance, including basic plumbing, electrical, painting, drywall, and carpentry.
- Ability to work independently, prioritize assignments, and complete tasks without constant supervision.
- Exceptional attention to detail and a proactive approach to identifying and resolving maintenance issues.
- Strong problem-solving skills and the ability to handle a variety of repair and maintenance tasks.
- Professional, dependable, punctual, and committed to producing high-quality work.
- Flexibility to work occasional weekends when needed.
- Must be able to successfully pass a background screening.
Preferred Qualifications
- Previous experience maintaining Airbnb properties, vacation rentals, or residential rental properties.
- High school diploma or equivalent.
- Familiarity with OSHA workplace safety standards.
- Experience working with property management companies or managing maintenance across multiple locations.
Schedule & Compensation
Pay: $23.00- $25.00 per hour
Employment Type: Full-Time
Schedule: Primarily weekdays, with occasional weekend assignments based on property needs.
Work Location: Multiple properties throughout the South Tampa area.
