Job DescriptionPosition SummaryThe Regional Property Manager Director is a hands-on leadership role that combines direct management of an assigned portfolio of single-tenant office and industrial buildings with oversight of a team of property managers and building engineers across a defined Florida region. The Director is accountable for the financial performance, operational excellence, staffing, and asset value of every property in the region, including both the buildings they manage directly and those managed by their team. The Director sets standards, develops leaders, and serves as the primary point of contact between ownership, tenants, and the property management and engineering teams. Success in this role is measured by net operating income (NOI) growth, tenant retention and lease renewal performance, team development, and the consistent delivery of an exceptional leasing, tenant, and vendor experience.
Key Responsibilities Team Leadership & Development• Lead, supervise, and support a team of property managers and building engineers, providing day-to-day direction, prioritization, and escalation support.• Recruit, hire, train, mentor, and evaluate property managers and building engineers throughout the region.• Set clear performance expectations and hold the team accountable through goal-setting, coaching, and regular reviews.• Oversee the building engineering team’s preventive-maintenance programs, work orders, and building-system performance across the region.• Build a strong, positive culture that supports engagement, retention, and internal advancement, with adequate staffing coverage and succession planning across the region.
Property & Portfolio Management• Directly manage an assigned portfolio of buildings, including day-to-day operations, tenant relations, vendor management, and property reporting.• Oversee the portfolios managed by the property management team, ensuring each asset meets performance, quality, and brand standards.• Establish, implement, and enforce operating policies, procedures, and best practices across all sites.• Conduct regular property inspections and audits to ensure building condition, safety, and regulatory compliance, and that tenants are meeting their lease maintenance obligations.• Direct building engineers and partner with capital-improvement teams to plan and oversee capital projects, tenant improvements, roof and building-system replacements, and preventive-maintenance programs.• Oversee lease administration, including lease abstracts, critical dates, tenant estoppels, SNDAs, and enforcement of lease terms.
Financial Management• Own the financial performance of the managed properties, including budgeting, forecasting, and P&L accountability for each property, within the scope defined by the President.• Analyze monthly financial statements, variance reports, and KPIs; develop and execute action plans to correct underperformance.• Approve expenditures within authority levels, control operating costs, and identify revenue-growth opportunities.• Oversee annual operating expense and NNN reconciliations, tenant billings, and collection of reimbursable expenses.• Support lease renewals, re-leasing of vacated assets, and rental rate strategy in coordination with market data, leasing brokers, and asset management.
Client, Owner & Investor Relations• Serve as the primary liaison to tenants, ownership, investors, and asset managers; deliver regular performance reporting and strategic recommendations.• Build and maintain trusted relationships with tenants and partners, addressing concerns proactively and representing the company professionally.• Support business development and portfolio growth, including transitions of newly acquired or newly managed assets.
Compliance & Risk Management• Ensure full compliance with federal, state, and local regulations, company policies, and applicable licensing requirements, and maintain accurate records.• Oversee risk management, property insurance and tenant certificate-of-insurance compliance, safety programs, and emergency preparedness, with particular attention to Florida hurricane and severe-weather protocols.• Other duties as assigned.
Required Qualifications• Bachelor’s degree in Business, Real Estate, Property Management, or a related field (equivalent experience considered).• 7+ years of progressive commercial property management experience (office and/or industrial), including 3+ years supervising property managers and/or building engineers.• Demonstrated success managing budgets, driving NOI, and leading multi-site teams while carrying a personal portfolio.• Working knowledge of building systems (HVAC, electrical, plumbing, roofing, and life safety) sufficient to direct engineering staff.• Strong knowledge of commercial lease structures (including NNN and absolute net leases), Florida commercial real estate regulations, and building operations.• Proficiency with Yardi property management software and Microsoft Office.• Excellent leadership, communication, financial analysis, and problem-solving skills.• Valid Florida driver’s license and ability to travel regularly throughout the assigned region.
Preferred Qualifications• Active Florida real estate sales associate or broker license.• Industry designations such as CPM (Certified Property Manager), RPA (Real Property Administrator), or CCIM (Certified Commercial Investment Member).• Experience with single-tenant net-leased assets, acquisition due diligence and property onboarding, or dispositions.
Physical Requirements & Work Environment• Ability to travel frequently between properties across the region (may include overnight travel).• Ability to walk properties, climb stairs and roof ladders, and conduct on-site inspections in various weather conditions.• Availability to respond to emergencies outside standard business hours, including during severe-weather events.
