Location: Bethesda, Maryland

Job Type: Full-Time

Work Location: On-site

Salary: $55,000 – $67,000 / Annually, based on experience and qualifications.

Position Overview

The Roving Maintenance Technician is responsible for performing general maintenance and repairs across multiple commercial retail properties. This role responds to service requests, conducts routine property inspections, and ensures all assigned properties are maintained in a safe, clean, and professional condition. Responsibilities include maintaining common areas, vacant spaces, utility rooms, roofs, and building systems, as well as coordinating vendor services and supporting property operations.

The technician will maintain an inventory of tools and supplies, submit expense reports, and oversee the upkeep, fueling, and scheduled maintenance of the company vehicle used to travel between properties.

Essential Responsibilities

  • Oversee the maintenance, repair, and operation of assigned commercial properties using both in-house resources and third-party contractors.
  • Conduct daily property inspections and complete property condition reports.
  • Communicate daily with the Property Manager regarding maintenance issues, safety concerns, and property conditions.
  • Perform quarterly roof inspections and remove debris as needed.
  • Coordinate and evaluate contractor performance to ensure work meets established standards.
  • Respond to after-hours building emergencies on a 24/7 on-call basis and take appropriate action to minimize property damage.
  • Monitor tenant improvement projects and support smooth transitions from construction to property management.
  • Coordinate annual fire, life safety, and security inspections.
  • Maintain inventories of maintenance supplies, equipment, and vehicles.
  • Perform general maintenance tasks, including painting, signage repairs and installation, lighting replacement, and minor exterior repairs.
  • Reconcile maintenance-related expenses and submit receipts in a timely manner.
  • Utilize appropriate tools, equipment, materials, and safety procedures while completing maintenance work.
  • Cross-train at additional properties as assigned.
  • Assist Property Managers with obtaining contractor bids and developing scopes of work.
  • Perform other duties as assigned.

Qualifications

  • Ability to inspect interior and exterior building areas, including roofs, mechanical rooms, stairwells, and utility spaces.
  • Ability to perform the physical demands of commercial property maintenance, including lifting, climbing ladders, crawling into confined spaces, operating hand tools, reading meters, and using computers.
  • Working knowledge of commercial building systems.
  • Strong communication skills with property management, tenants, and vendors.
  • Excellent organizational and time management skills.
  • Basic understanding of invoice review and expense reconciliation.
  • Ability to assess maintenance issues, determine urgency, and take appropriate corrective action or communicate recommendations.

Experience & Requirements

  • 3–5 years of commercial property maintenance or commercial facilities management experience.
  • Valid driver's license.
  • Reliable transportation to the office and multiple commercial properties throughout the Maryland and Northern Virginia region.
  • Willingness to travel between assigned properties throughout the workday.
