Property Care Supervisors play a critical leadership role in protecting our assets, supporting resident satisfaction, and ensuring operational excellence.

Position Overview

The Property Care Supervisor leads and supports on-site maintenance operations to ensure that all buildings, grounds, amenities, and common areas meet Places Management standards for safety, cleanliness, functionality, and curb appeal. This role is both hands-on and supervisory, responsible for team leadership, quality control, preventive maintenance, and close collaboration with Resident Care and Leasing teams.

Core Responsibilities

Team Leadership & Accountability

  • Supervise, mentor, train, and evaluate Property Care Technicians and maintenance staff

  • Assist with interviewing, hiring, onboarding, and training new team members

  • Establish daily priorities, schedules, and on-call rotations

  • Reinforce safety protocols, company SOPs, and performance expectations

  • Serve as an example of professionalism, urgency, and care

Maintenance Operations

  • Oversee and participate in all aspects of unit turns and make-ready processes

  • Complete and/or assign work orders related to plumbing, electrical, HVAC, appliances, carpentry, painting, and general repairs

  • Diagnose maintenance issues and complete repairs in accordance with safety standards and local codes

  • Inspect completed work by staff and vendors to ensure quality, scope, and specifications are met

  • Escalate capital or safety-related issues promptly to leadership

Preventive Maintenance & Asset Care

  • Complete and track monthly and seasonal preventive maintenance per company SOPs

  • Maintain mechanical rooms, boilers, HVAC systems, pools, and common-area equipment

  • Keep informed of changes in maintenance technology, materials, and best practices

  • Ensure compliance with OSHA, MSDS, Fair Housing, and local safety requirements

Vendor & Inventory Management

  • Coordinate with approved vendors and contractors; verify scope, pricing, and quality

  • Maintain appropriate inventory of tools, parts, and supplies

  • Work with Community Manager / Resident Care leadership to order materials within budget

  • Support cost-control initiatives by repairing rather than replacing when appropriate

Resident Experience & Collaboration

  • Demonstrate excellent customer service in all interactions with residents, staff, vendors, and ownership

  • Support resident satisfaction by responding to service requests with urgency and professionalism

  • Partner closely with Resident Care Managers to uphold community standards, resolve issues, and support retention

  • Assist with resident communication related to maintenance, access, and repairs

Safety, Compliance & Reporting

  • Conduct routine property walks focused on safety, cleanliness, and curb appeal

  • Report incidents, injuries, hazards, or equipment failures immediately

  • Participate in and lead safety meetings as required

  • Ensure documentation and reporting in AppFolio or other systems is accurate and timely

Work Schedule & Environment

  • Standard schedule: 40 hours per week

  • Must be available for on-call rotation, evenings, weekends, and holidays as scheduled

  • Regular exposure to outdoor conditions, tools, equipment, chemicals, and mechanical systems

  • Must be able to work independently and respond to urgent issues

Qualifications

Education & Experience

  • High School Diploma or GED required

  • 2–3 years of multifamily maintenance experience (or equivalent)

  • 1–3 years of supervisory or lead maintenance experience preferred

  • Working knowledge of OSHA and safety standards

  • Technical or trade certifications preferred

Skills & Competencies

  • Strong leadership and communication skills

  • Ability to diagnose and resolve maintenance issues efficiently

  • Comfortable using property management software (AppFolio preferred)

  • Organized, detail-oriented, and solution-focused

  • Customer-service mindset aligned with Places Management values

Licenses & Certifications

  • Valid driver’s license required

  • EPA Type I & II or Universal Certification required

  • Certified Pool Operator (CPO) or Certified Spa & Pool Operator (as applicable)

  • Any additional certifications required by state or local jurisdictions

Physical Requirements

  • Ability to lift, push, pull, or carry up to 20 lbs independently and 50 lbs with assistance

  • Frequent standing, walking, climbing, bending, stooping, and reaching

  • Ability to operate tools, equipment, and vehicles safely
