TITLE: Facilities Maintenance Coordinator

FT/PT: Full-time (35+ hours per week may include some evenings and weekends)

CLASSIFICATION: Salaried - Non-Exempt

PAY GROUP: Grade 17

REPORTS TO: Facilities Manager

SUPERVISES: N/A

FUNCTION: General Contracting work for multiple properties owned by Family Rescue. Requires building skills, carpentry,

electrical, drywall and painting, plumbing, and roofing. Experience preventative maintenance, inspections for Section 8 or Low-Income Housing. Excellent

communications skills and proficient with all areas of technology; computers email, text, and phone. Responsible for maintaining the physical condition and appearance of the site(s). Organize, coordinate, and manage the overall

maintenance programs including exterior property appearance, timely work orders service, quality make-ready program, and cost–effective inventory control of the property.

ESSENTIAL DUTIES & RESPONSIBILITIES:

  • Diagnose and perform routine maintenance/repair in a timely and professional manner. Assure all service requests are completed daily. Accurately document work performed on service requests, including parts and return to supervisor by the end of the day. Complete renewal service requests in the same timely fashion. Follow-up on completed service requests to ensure satisfaction. Follow-up on incomplete service requests.
  • Promote good professional relationships with residents, co-workers and company staff through great “people” skills and residents’ trust. Always display a friendly and courteous attitude towards residents and other employees.
  • Inspect vacated apartments and complete make-ready checklist. Inform Program Property Manager and/or Facilities manager of needed service repairs.
  • Routinely perform duties to restore apartments to make ready status. Re-inspect vacant apartments with supervisor to ensure quality of work performed.
  • Complete special projects as may be assigned and prioritized by the Building Superintendent.
  • Responsible for the preparation of and painting of all agency property, as well as clean up. May include patching/repairing of walls. Ceilings, etc.
  • Inspect exterior of the property. Perform building and common area upkeep daily in accordance with agency standards. Assist in keeping grounds neat and free of litter.
  • Assist with tenant improvements as required. Schedule make-ready to ensure that vacated units can be occupied within a 2-week time frame. Ensure that vacated units are “trashed-out” within 24 hours of move-out.
  • Compete or oversee the completion of preventative maintenance. Maintain accurate records and provide resident training as necessary.
  • Order parts and supplies and maintain inventory, utilize inventory system. Maintain shop appearance to standards to facilitate quick assessments of supply inventory. Maintain proper equipment, and equipment inventory to ensure warranty compliance.
  • Process all Family Rescue forms such as, Purchase orders, Request for Payment and Debit Card request and submit for approval.
  • Obtain bids and negotiate prices, as necessary, with vendors and contractors. Coordinate delivery and work schedules with vendors, contractors, and Building Superintendent.
  • Perform effective emergency maintenance (after hours) as required.
  • Coordinate maintenance objectives with the Building Superintendent.
  • Perform and report in all work in accordance with the safety standards of the agency, OSHA and heath codes. Perform work are clean-up on a weekly basis.

MARGINAL DUITES & RESPONSIBILITIES:

  • Assist in the maintenance of agency physical facilities.
  • Assist with moving, lifting etc. in other agency programs.
  • Pick up of donations.
  • Pick up of the mail or other parcels from the Administration Office.

QUALIFICATIONS:

Education & Experience:

  • High School or GED equivalency
  • Minimum of 2-year experience working in building maintenance.
  • Must have 40-hour domestic violence training (within 3 months of hire date).
  • Must be bondable and have valid driver’s license, clean driving record and automobile insurance.
  • Must have vehicle


Salary Range: $40,000 - $50,000
