SCHEDULE
Tuesday-Saturday 7am-3pm
ESSENTIAL JOB RESPONSIBILITIES
1. Carry out the preventive maintenance program.
2. Report problems with the interiors or exteriors of the buildings
and any equipment to supervisor
3. Identify needed supplies to and purchase when
approved.
4. Keep sidewalks, parking areas and roadways throughout the
facility clean and swept.
5. Plow and shovel snow on roadways, driveways and sidewalks.
6. Perform handyman tasks for residents.
7. Complete work assigned on Daily Maintenance Work Order Forms.
14. Complete work order forms with time and cost of supplies and
return to office.
15. Ensure proper removal of trash.
16. Store chemicals, tools and equipment in a proper and safe
manner.
17. Refurbish living units for the next occupants (paint, repair holes
in walls, etc.).
18. Repair or replace damaged or broken fixtures or equipment.
19. Inspect interiors and exteriors of the buildings for needed repairs.
20. Change filters in HVAC equipment.
21. Assist with setup and cleanup for special events.
22. Carry out other tasks as assigned by supervisor.

1. Adhere to and carry out all policies and procedures.
2. Report on-the-job injuries to the supervisor before the end of the
work shift on the day the injury occurs.
3. Establish and maintain constructive working relationships with
coworkers, residents, families and visitors.
4. Maintain confidentiality of verbal and written information
pertaining to residents, facility operations and personnel.
5. Promote The Eliot at Troy in a positive way.
6. Promote teamwork in providing services to residents.
7. Use lifting belt when lifting more than 20 lbs., and wear safety
goggles when using power tools.
KNOWLEDGE EXPECTATIONS
1. First Aid & CPR
2. Fire and safety procedures
3. Function and operation of kitchen appliances, office equipment,
maintenance equipment and grounds equipment, with ability to
do minor repairs
4. Understanding of and ability to repair minor plumbing, carpentry
and electrical problems
5. Proper care and maintenance of lawns, trees, shrubs and other
plants
6. Drywall repair and painting.
7. OSHA-MSDS sheets and procedures
WORKING CONDITIONS
1. Heated/Air-conditioned, well-lit facility with minimal barriers
2. Outdoor responsibilities in winter and summer
3. Lifting, pushing or pulling up to 80 lbs., using proper body
mechanics or available equipment
4. Bending, kneeling or climbing ladders to perform maintenance
and housekeeping tasks
5. Occasional weekend work for special events, snowstorms or
maintenance emergencies
QUALIFICATIONS
1. Handyman skills
2. Experience in maintenance or environmental services
3. Experience in grounds maintenance (lawn and plant care)
4. Enjoyment in working with older adults
STANDARDS
1. Residents always come first, and their needs will be met unless
there is a conflict with the needs of others or the organization as a
whole.
2. Employees will not work under the influence of mood-altering or
illegal drugs or alcohol.
3. Neat appearance, adherence to the dress code and good personal
hygiene are expected.
4. Must be available for all training and in-service sessions.
