We are looking for a local experienced apartment manager to manage one of our Longview communities.
106 unit apartment complex.
Start date is negotiable but ASAP preferred.
Full-time. Monday - Friday 8:30 AM - 5:00 PM with 30 min lunch break.
Medical & Dental & Vision
$22 - $24 per hour depending on experience.+ housing discount if desired.
Property Management & Operations
- Day-to-day oversight of apartment community operations
- Rent collection, delinquency management, and budgeting
- Vendor coordination and maintenance scheduling
- Strong organizational and time-management skills
- Ability to manage multiple priorities and deadlines
- Candidates should be able to navigate challenging situations with professionalism and composure
Leasing & Resident Relations
- Leasing, renewals, and move-in/move-out coordination and completion
- Professional, respectful communication with residents and team members
- Conflict resolution and fair-housing compliance
- Handling resident concerns, notices, and documentation
HUD & Tax Credit (LIHTC) Compliance
- Experience with HUD programs and Low-Income Housing Tax Credit (LIHTC) properties
- Income certifications, recertifications, and file audits
- Knowledge of HUD regulations, IRS Section 42, and fair housing laws
- Maintaining compliance documentation and reporting
- Preparing for and responding to state and federal audits
Administrative & Technical Skills
- Proficiency with property management software (Yardi, AppFolio, OneSite, etc.)
- Accurate record-keeping and reporting
- Strong attention to detail and confidentiality
- Microsoft Office / Google Workspace skills
- Microsoft Teams
Leadership & Professionalism
- Staff supervision, training, and scheduling
- Professional judgment and ethical decision-making
- Ability to work independently and as part of a team
- Calm, solutions-focused approach in high-stress situations
- Ability to communicate professionally with residents, coworkers, and upper management
Maintenance & Safety Oversight
- Coordinating inspections and preventative maintenance
- Ensuring property safety and habitability standards
- Understanding work orders and capital improvement projects
- Motivating maintenance staff and keeping them on task
