Job Description

We are seeking a dependable, hands-on Assistant Superintendent to help maintain a safe, comfortable, and well-run senior housing community in Monmouth County New Jersey. This role is ideal for an experienced multifamily maintenance professional who takes pride in solving problems, responding respectfully to residents, and maintaining strong safety and documentation standards.

KEY RESPONSIBILITIES

Complete preventive maintenance, inspections, troubleshooting, and authorized repairs involving plumbing, HVAC, electrical components, carpentry, drywall, painting, flooring, appliances, doors, and locks.
Respond promptly and courteously to resident work orders and accurately document labor, materials, photographs, conditions found, and work completed.
Monitor boilers, heating and domestic hot-water systems, pumps, generators, fire and life-safety equipment, elevators, laundry equipment, lighting, and common areas.
Prepare vacant apartments for occupancy and assist with property, agency, NSPIRE, and New Jersey DCA inspections.
Maintain grounds and exterior areas and participate in rotating evening, weekend, holiday, and emergency on-call coverage.
Coordinate with approved vendors and support daily maintenance assignments and priorities.

REQUIRED QUALIFICATIONS

High school diploma or GED.
At least three years of multifamily residential or comparable building-maintenance experience.
Valid driver's license and ability to travel between assigned properties and respond to emergency calls, as required.
Working knowledge of plumbing, HVAC, electrical work within authorized scope, carpentry, appliances, preventive maintenance, and life-safety practices.
Strong resident-service, communication, documentation, organizational, and problem-solving skills.

PREFERRED QUALIFICATIONS

Current New Jersey Black Seal low-pressure boiler operator license.
Experience in affordable, HUD-assisted, Section 8, Low-Income Housing Tax Credit, or senior housing.
Familiarity with NSPIRE standards and New Jersey DCA housing inspection requirements .
EPA Section 608, OSHA 10/30, or other relevant trade or safety credentials .

Starting pay will be based on relevant experience, qualifications, licenses, certifications, skills, internal equity, market conditions, and business needs. This non-exempt position is eligible for overtime pay. Recorded on-call and emergency response time will be compensated in accordance with applicable law and Company policy.

PHYSICAL REQUIREMENTS

This position requires frequent movement through occupied buildings, vacant apartments, grounds, and mechanical areas; use of hand and power tools; indoor and outdoor work; climbing stairs and ladders when safe and authorized; and lifting, carrying, pushing, or pulling up to 50 pounds, with team lifting or mechanical assistance when appropriate.
