Position Overview
We are seeking an experienced Site Superintendent to lead on-site operations for high-end residential construction projects. The Superintendent will be responsible for ensuring projects are delivered safely, on schedule, within budget, and to the companys exacting quality standards. This role requires strong construction expertise, hands-on leadership, excellent communication with clients and project teams, and a focus on superior finishes appropriate for luxury homes.
Key Responsibilities
- Oversee daily on-site operations and field crews, ensuring work progresses according to plans and schedule.
- Coordinate and manage subcontractors, vendors, and on-site personnel to maintain productivity and quality standards.
- Enforce strict safety protocols and maintain a safe jobsite; conduct regular safety meetings and inspections.
- Perform quality control inspections at critical stages to ensure high-end finishing, workmanship, and compliance with plans and specifications.
- Read and interpret drawings, specifications, and change orders; resolve conflicts between design intent and field conditions.
- Collaborate with Project Managers, Estimators, architects, and owners to clarify scope, resolve issues, and communicate progress.
- Create and maintain daily reports, logs, RFIs, submittals, and other project documentation in project management software.
- Manage schedule sequencing, material deliveries, and on-site logistics to minimize delays and downtime.
- Monitor budget line items and support execution of change orders and cost tracking.
- Lead client walkthroughs, address homeowner concerns, and ensure a high level of client satisfaction.
- Coach and mentor on-site staff and apprentices to maintain consistent standards and develop team capability.
Qualifications
- Minimum 5 years of Superintendent experience on residential construction projects, with demonstrable experience in high-end residential builds (required).
- Strong working knowledge of construction methods, trades, sequencing, and high-quality finish standards (Construction, High-End Residential, Superintendent skills required).
- Proven ability to read and interpret architectural and structural drawings, specifications, and schedules.
- Experience managing subcontractors, bids, scopes of work, and on-site labor.
- Proficient with construction project management tools and software (e.g., Procore, Buildertrend, Microsoft Project) and Microsoft Office.
- Current OSHA 10/30 or equivalent safety training; familiarity with local building codes and permitting processes.
- Excellent communication, leadership, problem-solving, and organizational skills; client-facing experience required.
- Valid drivers license and reliable transportation; ability to travel between jobsites as needed.
- Preferred: hands-on background in residential remodels and finish carpentry; certifications such as Certified Superintendent, PMP, or LEED are a plus.
