$28/hr | Monday-Friday | 8:30 AM-5:30 PM
72-Unit Community
We're seeking an energetic and results-driven Property Manager for a community in Omaha, Nebraska (68130). This opportunity is ideal for a strong sales and leasing professional who thrives on building relationships, driving occupancy, and closing leases. While property management operations can be taught, the ability to generate traffic, convert prospects, secure renewals, and create a positive resident experience is essential.
This property is currently trending at approximately 70% occupancy, and ownership is looking for someone who can bring enthusiasm, professionalism, and proven leasing success to help stabilize the asset. Once occupancy goals are achieved, this individual will support a nearby community two days per week.
The onsite team currently consists of a Property Manager and one Maintenance Technician.
Responsibilities
- Drive leasing performance and increase occupancy
- Conduct property tours and effectively close leases
- Manage lease renewals and resident retention efforts
- Deliver exceptional customer service to prospects and residents
- Oversee daily property operations and administrative functions
- Maintain accurate resident, leasing, and financial records
- Coordinate with maintenance to ensure timely resolution of resident requests
- Build positive relationships with residents, vendors, and team members
Qualifications
- Previous Property Manager, Assistant Property Manager, or Leasing Consultant experience
- Strong sales, leasing, and lease renewal closing skills
- Proven ability to close leases and drive occupancy goals
- Professional appearance and outstanding communication skills
- Excellent customer service and relationship-building abilities
- Energetic, self-motivated, and goal-oriented
- Ability to work independently and take initiative
- Strong organizational and time management skills
- Proficient with property management software and Microsoft Office
- Reliable transportation and dependable phone
Compensation
- $28/hr
- Monday-Friday, 8:30 AM-5:30 PM
- If hired permanently: $65,000 annual salary (approximately $31.25/hr) plus leasing and renewal bonuses
