This contract-to-hire Maintenance Technician role supports a growing property management team by performing a wide range of maintenance, repair, and turnover tasks across residential properties. You will complete apartment turnovers, respond to tenant work orders, and perform preventative maintenance to keep properties safe, clean, and well-maintained. This position offers a clear path to long-term employment, regular performance reviews, and the opportunity to work with a supportive team in a family-oriented environment.

Responsibilities

  • Complete apartment turnovers, including drywall repair, painting, basic plumbing repairs, and general maintenance and cleaning to prepare units for new residents.
  • Perform preventative maintenance tasks such as HVAC filter changes, gutter cleaning, and routine property inspections to ensure building systems operate reliably.
  • Respond promptly to tenant maintenance requests and prioritize work orders based on urgency and safety considerations.
  • Troubleshoot and assess maintenance issues within properties, identifying root causes and determining appropriate repair solutions.
  • Complete work orders digitally using a smartphone, accurately documenting work performed and parts used.
  • Maintain a professional appearance and provide courteous, respectful customer service when entering occupied residences.
  • Support team members and assist wherever needed to ensure overall operational success and timely completion of maintenance tasks.
  • Use and maintain basic hand tools and equipment safely and effectively while following property and safety guidelines.
  • Participate in daily team meetings at the office to review schedules, assignments, and priorities.
  • Travel between assigned properties within the service area, organizing work geographically to minimize travel time.
  • Collaborate with colleagues in different trades, such as electrical, plumbing, HVAC, and carpentry, to complete more complex repairs as needed.
  • Adhere to company procedures for performance reviews at 30, 60, and 90 days, incorporating feedback to improve performance and service quality.

Essential Skills

  • Minimum of 2 years of experience in maintenance, construction, facilities, or a related field.
  • Proficiency in general maintenance tasks, including drywall repair, painting, basic plumbing repairs, and general cleaning.
  • Ability to perform preventative maintenance such as HVAC filter changes, gutter cleaning, and routine property inspections.
  • Strong troubleshooting skills to assess and resolve maintenance issues in residential properties.
  • Comfort using a smartphone to receive, manage, and complete digital work orders.
  • Valid driver's license and reliable personal vehicle for travel between properties.
  • Ability to provide and maintain basic hand tools required for day-to-day maintenance tasks.
  • Strong work ethic and willingness to perform both skilled and routine maintenance duties.
  • Professional demeanor and the ability to interact positively and respectfully with tenants and colleagues.
  • Ability to work independently with minimal supervision as well as collaboratively as part of a team.
  • Reliability in maintaining a consistent Monday through Friday schedule from 8:00 AM to 5:00 PM with a one-hour lunch break.

Additional Skills & Qualifications

  • Experience in property management maintenance, apartment maintenance, facilities maintenance, or general maintenance.
  • Experience in one or more skilled trades such as electrical, plumbing, construction, carpentry, or landscaping/grounds maintenance.
  • Exposure to HVAC systems, air conditioning, boilers, refrigeration, and related service and installation work.
  • Experience with electrical troubleshooting, PLC troubleshooting, and mechanical repair is a plus.
  • Comfort working in industrial, residential, or mixed-use environments.
  • Desire for a long-term career opportunity with room to grow and develop skills.
  • Ability to adapt to changing priorities throughout the day and manage multiple tasks effectively.
  • Pride in workmanship and attention to detail in all maintenance and repair activities.
  • Professional presentation and communication skills when representing the company at occupied residences.
  • Willingness to support the team by taking on a wide range of tasks as needed.
  • Ability to pass an acceptable Motor Vehicle Record (MVR) review if considered for a company vehicle after full-time conversion.

Why Work Here?

You will join a team that values a family-oriented, supportive work culture where people help each other and take pride in their work. The role offers full benefits, a clear contract-to-hire pathway, and structured 30-, 60-, and 90-day performance reviews to support your growth and long-term success. Work is generally organized geographically to minimize unnecessary travel, helping you maintain a healthy work-life balance while building a stable, long-term career.

Work Environment

This is a full-time, Monday through Friday position with hours from 8:00 AM to 5:00 PM and a one-hour lunch break. Technicians attend team meetings at the office each morning at 8:00 AM before heading to properties. Work takes place across residential properties in and around the Iowa City and Cedar Rapids areas, with routes generally organized geographically so technicians are rarely required to travel between the two cities on the same day. You will use a smartphone to manage digital work orders and rely on your own basic hand tools for daily tasks, while larger equipment such as ladders and paint supplies is provided. Reliable transportation is required, and a gas stipend is provided each pay period; a company vehicle may be available after successful conversion to full-time employment and completion of an acceptable Motor Vehicle Record review. The work environment involves hands-on maintenance, repair, and installation tasks both indoors and outdoors, including HVAC systems, electrical and plumbing components, construction-related work, and general property upkeep, all performed in a professional setting with an emphasis on safety, teamwork, and quality service.
