Arnold Grounds Apartment Management is seeking an experienced and dependable Lead Maintenance Technician to join the team at Finney Place Apartments in St. Louis, MO. The ideal candidate will have strong multifamily maintenance experience, excellent troubleshooting skills, and the ability to take ownership of the property's day-to-day maintenance operations.
The Lead Maintenance Technician will be responsible for maintaining the property, completing service requests and apartment turns, performing preventive maintenance, and helping ensure the community meets company standards for safety, appearance, and resident satisfaction.
Key Responsibilities

Oversee and perform daily maintenance and repair activities throughout the community.

Complete resident work orders accurately and within established timeframes.

Diagnose and repair HVAC, plumbing, electrical, appliance, and general building issues.

Perform apartment make-readies, including inspections, repairs, painting, and preparation for new residents.

Conduct routine preventive maintenance on property equipment and building systems.

Inspect the property regularly and identify maintenance, safety, and liability concerns.

Maintain accurate records of work orders, inspections, preventive maintenance, and repairs.

Monitor maintenance supplies, tools, equipment, and inventory and communicate purchasing needs to management.

Assist with vendor and contractor coordination when outside services are required.

Maintain common areas, grounds, building exteriors, and maintenance facilities in a clean and professional condition.

Respond to emergency and after-hours maintenance calls as required.

Follow OSHA requirements, company safety procedures, and applicable local and federal regulations.

Work closely with the Community Manager and property staff to address maintenance priorities and resident concerns.

Provide direction and support to maintenance team members, when applicable.
Qualifications
-
Minimum 3 years of multifamily or residential property maintenance experience preferred.

Previous experience as a Lead Maintenance Technician, Maintenance Supervisor, or similar role strongly preferred.

Strong working knowledge of HVAC, electrical, plumbing, appliances, carpentry, and general building maintenance.

HVAC/EPA certification preferred.

Ability to troubleshoot maintenance issues independently and determine appropriate repairs.

Strong organizational and time-management skills with the ability to prioritize multiple work orders and projects.

Ability to communicate professionally with residents, vendors, supervisors, and team members.

Must be dependable and able to participate in an on-call rotation and respond to after-hours emergencies.

Valid driver's license and reliable transportation may be required.

Must be able to meet the physical requirements associated with multifamily property maintenance.
