Job Description

Maintenance Supervisor - Columbia, SC

We are looking for a certified, hands-on Maintenance Supervisor to lead the maintenance operation at one of our multifamily apartment communities. You will own the physical condition of the property — directing the day-to-day work of the maintenance team, performing skilled HVAC, plumbing, and electrical repairs yourself, managing the unit-turn and preventive maintenance programs, and coordinating outside vendors. This is a working supervisor role for a seasoned technician who leads from the floor, holds the certifications to back it up, and takes pride in a community that runs right.

What You’ll Do

• Lead, schedule, and develop the on-site maintenance team, including assigning work orders, setting priorities, and training technicians on repair standards and safety practices.

• Perform and oversee skilled repairs to HVAC systems, plumbing, electrical, appliances, and building components — diagnosing the tough problems yourself and ensuring work meets code and company standards.

• Own the unit-turn process end to end: scoping, scheduling, quality-checking, and delivering move-in-ready apartments on time and on budget.

• Build and manage the preventive maintenance program for mechanical systems, life-safety equipment, and building exteriors.

• Manage the maintenance budget with the Property Manager: obtaining vendor bids, controlling inventory and supply costs, and approving parts purchases.

• Select, schedule, and supervise outside contractors and vendors, verifying work quality, insurance, and pricing.

• Conduct regular property inspections; identify, document, and remediate deferred maintenance, safety hazards, and code or compliance concerns.

• Administer the on-call rotation and respond to after-hours emergencies as escalation support.

• Maintain accurate records in the property management system — work orders, PM schedules, inventory, and vendor documentation.

• Support capital projects and renovations in coordination with our in-house construction team.

• Model courteous, respectful service to residents and hold the team to the same standard.

What You’ll Bring

• 5+ years of multifamily or facilities maintenance experience, including 2+ years leading or supervising a maintenance team.

• EPA 608 Universal certification (required).

• HVAC certification — trade school diploma, NATE certification, or state HVAC license — with strong diagnostic and repair skills on split systems, package units, and heat pumps (required).

• CPO (Certified Pool Operator) certification, or ability to obtain within 90 days.

• Working command of plumbing, electrical, appliance, carpentry, and drywall repair; able to train others on each.

• Knowledge of OSHA safety standards, lockout/tagout, and proper PPE use; able to run a safe shop.

• Experience managing vendors, reading bids, and working within a maintenance budget.

• Proficiency with property management software (AppFolio, Yardi, or similar) for work orders and PM tracking.

• Valid driver’s license and reliable transportation; own tools appropriate to the trade.

• Ability to lift up to 50 lbs, climb ladders and stairs, and work indoors and outdoors in varying weather.

• Availability for after-hours emergency escalation, including occasional evenings and weekends.

Nice to Have

• CAMT (Certificate for Apartment Maintenance Technicians) or CAMT+ designation.

• Electrical or plumbing journeyman license.

• Boiler operation or low-pressure boiler certification.

• Experience supporting renovations or value-add repositioning projects.

• Bilingual English/Spanish.

What We Offer

• Competitive salary, based on experience and certifications.

• Medical, dental, and vision insurance.

• Paid time off and paid holidays.

• 401(k) retirement plan.
