Job DescriptionPay: $32-36.00/hour DOE

Location: Alexandria, Minnesota

Schedule: Monday - Friday 9:00 am - 5:00 pm

Benefits: Medical, Dental, Vision, 401k, HSA with qualifying plan selection, FSA, Life insurance, Long-term disability, paid time off, paid holidays. This position requires working on-site at Park and 3rd Street. On-site living optional.


Job Summary

We are seeking an organized, customer-focused Property Manager to oversee the lease-up phase, daily operations, and physical upkeep of our brand-new construction development. You will guide the property from its construction handover through full lease-up, serving as the primary point of contact for new tenants, establishing maintenance protocols, and ensuring high occupancy rates.

Key Responsibilities:

Leasing, Marketing, and Lease-Up

  • Drive lease-up strategy: Implement aggressive marketing and outreach campaigns to hit aggressive occupancy targets for a new building.
  • Conduct tours: Showcase community amenities and model units to prospective residents, highlighting luxury features and construction quality.
  • Screen applicants: Review background checks, credit reports, and employment verification to select qualified residents.
  • Execute leases: Prepare lease agreements, manage move-in schedules to avoid loading dock conflicts, and welcome first-time residents.

Maintenance

  • Warranty coordination: Coordinate all initial maintenance requests through building and appliance warranties with the original general contractor or manufacturers.
  • Vendor setup: Establish new, long-term service contracts for building systems, including elevators, fire alarms, security, and waste management.
  • Preventative maintenance: Create a comprehensive, baseline preventative maintenance schedule for all new HVAC units, roofs, and shared amenities.
  • Care taking and light maintenance duties: as necessary

Operations and Compliance

  • Enforce policies: Establish community rules for brand-new common areas (e.g., fitness centers, pools, lounges) and address tenant concerns.
  • Collect rent: Process monthly payments, manage security deposits, and handle delinquency follow-ups.
  • Legal compliance: Ensure the property adheres strictly to local building codes, Fair Housing regulations, and occupancy certificate requirements.

Qualifications

  • Education: High school diploma required; college degree in business, real estate, or hospitality preferred.
  • Experience: 3+ years of experience in multi-family property management, with a strong preference for candidates who have successfully managed a new construction lease-up.
  • Licenses: Valid real estate license (if required by state law).
  • Skills:
      Exceptional marketing and relationship-building skills.
  • Proficiency in modern property management software (e.g., Yardi, AppFolio, RealPage).Technical familiarity with modern building systems, warranties, and construction handover processes.
