You will be responsible for the property’s performance, appearance, and daily operations while working closely with management. This position involves self-storage operations, not apartment or residential property management.

- Work toward rental, occupancy, and revenue goals.
- Assist with move-ins, move-outs, transfers, payments, and account questions.
- Sell locks, boxes, and packing supplies.
- Resolve customer concerns professionally and escalate matters requiring management approval.

- Walk and inspect the property regularly, including storage areas and vacant units.
- Ensure units are clean, secure, and ready to rent.
- Keep the office, hallways, and shared areas clean and presentable.
- Perform light upkeep, including sweeping, mopping, removing debris, and painting touch-ups.
- Check doors, locks, access systems, alarms, and cameras.
- Report maintenance and safety concerns promptly and coordinate approved repairs with management and vendors.
- Open and close the facility according to company procedures.
Daily operations and team leadership
- Manage past-due accounts, payment follow-up, and auction procedures according to company policy.
- Maintain accurate rental agreements, customer records, payment records, inventory, and daily reports.
- Order and track supplies within approved purchasing guidelines.
- Train and support staff, assign daily tasks, and follow up to ensure work is completed.
- Hold team members accountable for customer service, sales, cleanliness, and company procedures.
- Keep management informed about property performance, staffing concerns, customer issues, and maintenance needs.
- Follow company policies and obtain management approval for decisions outside your authority.
What we’re looking for
- Experience in self-storage, retail management, sales management, or another hands-on, customer-facing leadership role.
- Strong sales and customer service skills, including confidence following up with leads and closing rentals.
- Professional communication and comfort handling collections, customer concerns, and staff performance conversations.
- Dependability, organization, attention to detail, and consistent follow-through.
- Ability to lead a team, follow management direction, and apply company procedures consistently.
