On-Site Property Manager – Manufactured Housing


At Ridge Rentals, we are seeking a highly motivated Community Manager who excels in the unique nuances of Mobile Home Park (MHP) operations. The ideal candidate must have hands-on experience managing mobile home parks or manufactured housing communities. The Community Manager serves as the primary point of contact for our residents while ensuring the park’s infrastructure, aesthetics, and community standards are maintained to the highest degree.

While this role oversees a diverse portfolio including residential and storage units, the primary focus is on the operational excellence of our Mobile Home Communities (including 55+).


Key Responsibilities

Community Relations & Park Standards

  • Enforcement: Conduct regular site inspections to ensure compliance with park rules and regulations (lot maintenance, home standards, community aesthetics,etc).
  • Communication Skills: Excellent verbal communication skills. Must be highly comfortable and professional when handling a volume of phone conversations with tenants, vendors, and team member
  • Autonomous Operations: Manage the daily operations of the park with a high degree of autonomy, while remaining a collaborative team player who supports our overall company goals.
  • Tenant Retention: Act as the face of the community, managing the unique dynamics of 55+ residents and long-term MHP tenants.
  • Conflict Resolution: Mediate tenants disputes and property line issues with professionalism and sound judgment.

Operations & Infrastructure Oversight

  • Utility Management: Monitor park-wide utilities (water/sewer/electric) and coordinate with vendors and company team for infrastructure repairs (roads, lighting, and common areas).
  • Home Inventory: Oversee the move-in/move-out process for homes, including lot prep, home inspections, and coordinating with transporters/installers.
  • Maintenance Coordination: Manage vendors for landscaping, snow removal, and specialized MHP maintenance tasks.

Critical Thinking & Accountability

  • Independent Oversight: Handle daily park management and independent problem-solving with minimal supervision.
  • Problem Solving: Rapidly address emergency park issues (e.g., main line leaks or power outages) with a solutions-first mindset.
  • Revenue Management: Assist with rent collection, delinquency tracking, and the processing of abandoned home procedures where necessary.

Qualifications & Preferred Experience

  • MHP Expertise: 2+ years of Mobile Home Park Management experience is required.
  • 55+ Experience: Proven success working within or managing 55+ active adult communities.
  • Property Portfolio: Experience managing residential rentals, commercial units, or storage facilities.
  • Technical Skills: Proficiency with Rent Manager or similar MHP-specific property management software is a major plus.
  • Regulatory Knowledge: Familiarity with local and state laws regarding manufactured housing and landlord-tenant acts.

Additional Requirements

  • High School Diploma or equivalent.
  • Valid Driver’s License and a reliable personal vehicle (required for park inspections).
  • Communication: Strong verbal and written skills for drafting community notices and legal filings.
  • Skills: Strong knowledge of local landlord-tenant laws regarding manufactured housing. Great communication skills and a friendly, firm attitude.
  • Teamwork & Respect: Understands the importance of working with other team members. Respects the diverse opinions of both coworkers and tenants
  • Availability: Regular and reliable attendance; 40 hours per week with the ability to respond to after-hours property emergencies if needed.
