OPPORTUNITY:

\n


\n

Dair Development is seeking a project manager or senior project manager with a construction/architecture/engineering background to assist in all technical disciplines of our construction/development projects from start to finish. You will schedule, plan, forecast, and manage all activities to assure project accuracy and quality from conception to completion. This role will work on a mix of projects where Dair serves as the developer or construction advisor.

RESPONSIBILITIES INCLUDE:

\n


\n

    \n
  • Serve as primary point of contact on construction advisory projects on behalf of debt and equity investors
  • \n

  • Produce monthly project status reports to Ownership or Lenders and direct daily client communication
  • \n

  • Conduct periodic site visits to monitor construction, review contractors' requisitions for payment and recommend the release of construction funds
  • \n

  • Construction management and administration (managing RFI’s, Submittals, Shop Drawings, Change Orders, etc.)
  • \n

  • Oversee the construction administration of the project architects, engineers, contractors, subcontractors, and tenants. Keep and maintain detailed records of construction administration duties.
  • \n

  • Review of drawings and design details for completeness and best practices.
  • \n

  • Review and assess construction + design schedules and agreements
  • \n

  • Review, process and manage monthly contracts requisitions, payment applications, change orders and other contractual management requirements.
  • \n

  • Responsible for purchase orders, budget adherence, and all project-related costs
  • \n

  • Negotiate contracts with external vendors to reach profitable agreements.
  • \n

  • Create, maintain and coordinate project schedules.
  • \n

  • Manage single or multiple projects at various stages of development.
  • \n

  • Coordinate, manage and negotiate with different municipalities all permits requirements and jurisdictional approvals. Observe general compliance of as-built conditions with the contract drawings and specifications.
  • \n

  • Review construction schedules, trade payment breakdowns, job cost reports, and payment requisitions.
  • \n

  • Establish and communicate deadlines for project completion.
  • \n

BASIC QUALIFICATIONS:

\n

    \n
  • Bachelor's degree in Architecture, Engineering, or Construction Management
  • \n

  • 7+ years of experience in construction administration, architecture, engineering, construction management or similar experience.
  • \n

  • Detail oriented, strong aptitude in computer skills, communication skills and grammatical skills
  • \n

  • Knowledge of the local permitting process and construction delivery methods and Agreements.
  • \n

  • Familiarity with construction best practices, general building codes.
  • \n

  • Proficiency in Word, Excel, and Outlook and MS Project
  • \n

  • Must be fluent in English (Required)
  • \n

  • Initiative / Self- Motivation
  • \n

  • Excellent written and verbal communication skills.
  • \n

  • This role will required to be either onsite or in office (Midtown, NYC)
  • \n
