General Maintenance and Repairs
- Perform general maintenance and repairs in areas such as plumbing, electrical, HVAC, and carpentry.
- Prepare vacant units for move-ins, including performing repairs, touch-ups, and replacements.
- Complete routine preventative maintenance tasks to ensure all systems and equipment are functioning properly.
- Respond to maintenance requests and perform emergency repairs as necessary.
Property Inspections and Safety
- Inspect property systems and equipment (e.g., plumbing, HVAC, electrical) to identify malfunctions or safety concerns.
- Ensure common areas and exterior grounds are well-maintained, clean, and safe for residents.
- Ensure all safety protocols are followed, including fire safety and emergency procedures.
- Monitor and secure property grounds to prevent damage, vandalism, or safety hazards.
Emergency Response and Troubleshooting
- Handle emergency maintenance requests promptly, minimizing disruptions to residents.
- Respond to and address on-call emergencies, troubleshooting and resolving issues as quickly as possible.
- Communicate and collaborate with other team members, property managers, or supervisors in the event of major emergencies.
Documentation and Reporting
- Maintain accurate records of completed tasks and track maintenance issues using work order systems.
- Report any unresolved or complex issues to the Maintenance Supervisor or Property Manager.
- Ensure detailed notes are kept on ongoing projects, and follow up as necessary.
Inventory and Equipment Management
- Maintain tools and equipment, ensuring they are well-maintained and ready for use.
- Keep track of inventory for maintenance supplies, ensuring adequate stock levels for necessary repairs.
- Report any equipment malfunctions or needed replacements to the appropriate personnel.
Collaboration and Teamwork
- Collaborate with the maintenance team to ensure all tasks are completed on time and to the required standard.
- Work independently when necessary, but also contribute to team goals and assist with team tasks during peak times or emergencies.
Other
- Perform all other duties and tasks as assigned by management
- Must be able to complete all physical requirements of this role with or without a reasonable accommodation
- Occasional travel may be necessary as needed
