Job Description
We are hiring Maintenance Technicians of all skill levels for multiple apartment communities throughout Northern Kentucky and Cincinnati, Ohio. Responsibilities include completing service requests, performing preventive maintenance, preparing vacant apartments for new residents, and maintaining the overall appearance and functionality of the property. Compensation is competitive and based on experience, skills, and certifications.
Tech I
Key Responsibilities
- Maintain clean and attractive grounds, including parking lots, entryways, sidewalks, and dumpster areas.
- Remove litter and debris throughout the property.
- Replace burned-out exterior light bulbs as needed.
- Assist with pool maintenance and upkeep.
- Perform snow and ice removal from roads, parking areas, and walkways.
- Plant, water, and maintain lawns, trees, shrubs, and flowerbeds.
- Clean drainage systems, gutters, downspouts, and culverts.
- Maintain and sharpen landscaping tools and equipment.
- Perform minor repairs on groundskeeping equipment.
- Assist the maintenance team with preventive maintenance and property projects.
- Ensure the community remains safe, clean, and visually appealing.
- Maintain positive relationships with residents, coworkers, vendors, and management.
Candidates must provide and maintain their own basic maintenance tools, including Putty knife, Blade screwdriver (3/16”, 1/4”), Utility Knife, 6 in1 painter’s tool, Phillips Screwdrivers (#1 and #2), Drywall Knife (3” and 6”), 25’ tape measure, Safety glasses, and Work gloves
Tech II - IV
Key Responsibilities
- Complete apartment turns and prepares vacant units for new residents.
- Perform maintenance repairs, including plumbing, electrical, appliances, drywall, and painting.
- Respond to and complete service requests in a timely manner.
- Participate in the on-call rotation for emergency maintenance needs.
- Track vacant unit status, work progress, and completion dates.
- Assist with preventive maintenance programs and equipment repairs.
- Maintain an organized maintenance shop and monitor inventory levels.
- Complete resident move-in inspection items promptly.
- Assist with snow and ice removal to maintain safe property conditions.
- Support community cleanliness, grounds maintenance, and overall property appearance.
Technician II and III, without 608 Certification
Candidates must provide and maintain their own basic maintenance tools, including a Putty knife, Blade screwdriver (3/16”, 1/4”), Utility Knife, 6 in1 painter’s tool, Phillips Screwdrivers (#1 and #2), Drywall Knife (3” and 6”), 25’ tape measure, Safety glasses, Work gloves, Channel locks 6” & 9”, Carpet tuck tool, Caulk gun, 3/8” socket set up to 15/16”, Wire strippers / crimpers, Tin snips, Nail sets/punch, chisels, metal and wood, Hack saw, Flashlight, Screen roller, Hand rivet tool, claw hammer, pry bars, metal speed square, torpedo level, T50 stapler, carry pouch or toolbox, Allen wrench set, Torx bit set, pipe/tubing cutter, propane torch, nail sets/punches, 4-in-1 plumber brush, electric multimeter, 6" and 10" adjustable wrenches, a water heater element wrench, Open end wrench set or combination (¼” – ¾” and 8mm – 22mm), Plier set to include needle nose, slip joint and lineman pliers, Drywall tools including 3”, 6” & 12” mud knives with mud pan and drywall saw, and Battery power handheld drill and drill/driver: Cordless tools and batteries are the Technician’s responsibility.
Technician II and III, with 608 Certification
Candidates must provide and maintain their own basic maintenance tools including the items listed above plus Valve core removal tool, Fin comb set, Gauge set with hoses for R-22 and 410A, Thermometers, Capacitor tester (microfarad), and Air gap cleaning tools.
