Estimator - Commercial Hardware Door

Position Overview
We are seeking an experienced Estimator in the Commercial Doors and Hardware industry to join our team. This role is responsible for preparing accurate, competitive estimates for commercial door and hardware projects (Division 8), ensuring compliance with project specifications, and project requirements. The successful candidate will perform takeoffs, gather supplier quotes, develop bills of materials, and collaborate with project managers, vendors, and contractors to support successful bids and profitable project execution.

Key Responsibilities

  • Prepare detailed quantity takeoffs and cost estimates for commercial door, frame and hardware packages (Division 8) using drawings, specifications and addenda.
  • Use estimating software (Comsense) to assemble, price and present complete proposals.
  • Solicit and evaluate supplier and subcontractor quotes, maintain vendor relationships, and verify pricing and lead times.
  • Develop bills of materials, hardware schedules, and scope summaries for inclusion in bid packages and submittals.
  • Coordinate with project managers, architects, general contractors and field teams to resolve scope questions and clarify design intent.
  • Perform value engineering and constructability reviews to optimize costs while meeting spec requirements.
  • Prepare and submit bid packages, maintain bid logs and update internal estimating databases.
  • Review contract documents and specifications to identify exclusions, allowances and clarifications needed before bid submission.
  • Support project handover to operations by providing complete hardware schedules, submittals and clarification of estimated scope.
  • Maintain accurate records of pricing history, product lead times, and preferred vendor lists.
  • Attend pre-bid meetings and site visits as needed to gather information and verify site conditions.

Qualifications

  • 3+ years of estimating experience in commercial door and hardware (Division 8) or related commercial construction estimating.
  • Proficiency with Comsense software or similar estimating and takeoff tools.
  • Strong working knowledge of DHI standards, hardware types, and hardware scheduling best practices.
  • Experience reading and interpreting architectural and shop drawings, specifications and addenda.
  • Proven ability to prepare complete bills of materials, hardware schedules and cost breakdowns.
  • Excellent mathematical, analytical and negotiation skills with strong attention to detail.
  • Effective written and verbal communication skills and experience coordinating with owners, GCs, architects and vendors.
  • Comfortable managing multiple bids and priorities in a fast-paced environment to meet tight deadlines.
  • Familiarity with commercial construction divisions and Division 8 specifications.
  • Associates or Bachelors degree in Construction Management, Architectural Technology, Engineering or related field, or equivalent practical experience.
  • Valid drivers license and ability to perform occasional site visits and vendor meetings.
