AMTS is hiring a Data Center Closeout Manager / Project Manager, this person is responsible for leading projects through the final phases of construction, commissioning, turnover, commercial closeout, and transition to operations.
This role serves as a critical connection between engineering, procurement, construction, commissioning, contractors, vendors, project controls, and the owner/operator. The successful candidate will ensure that projects are not only physically complete, but also fully documented, tested, accepted, and ready for safe and reliable operation.
The position requires strong project-management skills, attention to detail, technical understanding of critical infrastructure, and the ability to drive multiple stakeholders toward defined completion and turnover milestones.
Roles and Responsibilities
Project Management
- Manage assigned projects or project closeout activities from late-stage construction through final completion.
- Establish and maintain project schedules, milestones, deliverables, and closeout plans.
- Coordinate engineering, construction, procurement, commissioning, vendors, and subcontractors.
- Monitor scope, schedule, cost, quality, risks, and outstanding project issues.
- Lead project meetings and communicate status, risks, decisions, and required actions.
- Identify potential delays and develop recovery strategies.
- Maintain clear accountability for open items and ensure timely resolution.
Construction Completion & Punch List
- Lead the transition from substantial completion to final completion.
- Establish and maintain comprehensive punch lists and deficiency logs.
- Assign responsibility and due dates for outstanding deficiencies.
- Coordinate with contractors and subcontractors to drive corrective actions to completion.
- Verify completed work in the field and coordinate retesting where required.
- Track critical deficiencies that could affect commissioning, turnover, occupancy, or operational readiness.
- Coordinate final inspections and acceptance activities.
Commissioning & Operational Readiness
- Coordinate with the commissioning team to ensure systems are ready for testing.
- Track commissioning prerequisites, pre-functional checklists, functional testing, and integrated systems testing activities.
- Coordinate resolution of commissioning deficiencies.
- Monitor completion of testing documentation and system turnover requirements.
- Support transition from construction completion to operational readiness.
- Coordinate with owner operations and facility teams to ensure required training, documentation, spare parts, and operational information are delivered.
Data Center / Critical Infrastructure Coordination
Develop working knowledge of and coordinate completion activities associated with critical systems including:
- Medium- and low-voltage electrical distribution
- Switchgear and transformers
- Generators and emergency power systems
- UPS systems and battery systems
- Automatic transfer switches
- Mechanical cooling systems
- Chillers and cooling towers
- Pumps and hydronic systems
- CRAH/CRAC systems
- Building Management Systems (BMS)
- Electrical Power Monitoring Systems (EPMS)
- Controls and instrumentation
- Fire detection and suppression
- Security and life-safety systems
- Structured cabling and communications infrastructure
Document Control & Turnover
- Develop and maintain project closeout and turnover matrices.
- Track required deliverables from contractors, subcontractors, vendors, and engineering teams.
- Coordinate collection, review, correction, and acceptance of:

- Test reports
- Startup records
- Commissioning documentation
- Warranties
- Training records
- Spare-parts inventories
- Certificates and certifications

- Equipment schedules
- Final project documentation
- Ensure documentation is complete, accurate, properly formatted, and submitted according to owner requirements.
- Maintain clear visibility of outstanding turnover deliverables.
Commercial & Contract Closeout
- Coordinate final project financial and contractual closeout.
- Track outstanding purchase orders, subcontracts, commitments, invoices, change orders, and claims.
- Coordinate final payment documentation and retainage release requirements.
- Assist with resolution of commercial disputes and outstanding contractor issues.
- Coordinate required lien waivers/releases and other closeout documentation.
- Confirm contractual deliverables have been satisfied before final closeout.
- Support final cost reporting and project financial reconciliation.
Owner & Stakeholder Management
- Serve as a primary point of coordination for closeout and turnover activities.
- Communicate project status clearly to owners, project leadership, contractors, and internal teams.
- Prepare closeout dashboards, reports, action-item logs, and executive updates.
- Escalate issues that threaten schedule, cost, quality, commissioning, or turnover.
- Maintain professional relationships with owners, contractors, consultants, vendors, and internal stakeholders.
Position Requirements
Required Qualifications
- Bachelor's degree in Construction Management, Engineering, Project Management, Business, or a related discipline; equivalent industry experience may be considered.
- 6+ years of experience in construction, engineering, project management, commissioning, turnover, or closeout.
- Experience with large-scale commercial, industrial, mission-critical, semiconductor, data-center, healthcare, energy, or similarly complex facilities preferred.
- Demonstrated experience managing contractors, vendors, and multidisciplinary project teams.
- Strong understanding of construction project delivery and project closeout processes.
- Experience with project schedules and project controls.
- Strong written and verbal communication skills.
- Ability to manage multiple priorities and work effectively under schedule pressure.
- Strong proficiency with Microsoft Office, particularly Excel, Word, and PowerPoint.
- Experience with project-management/document-control platforms such as Procore, Autodesk Construction Cloud, Bluebeam, SharePoint, or similar systems preferred.
Preferred Qualifications
- Experience working on data-center or mission-critical projects.
- Experience with EPC, EPCm, design-build, or construction-management delivery.
- Experience with commissioning and integrated systems testing.
- Electrical or mechanical construction experience.
- Familiarity with critical power and cooling systems.
- Experience managing turnover to facility operations.
- PMP, CCM, LEED, or other relevant professional certification.
- Experience with Primavera P6, Microsoft Project, or similar scheduling platforms.
- Experience with cost-management and change-management processes.
