Orbach Affordable Management is currently seeking a reliable and hardworking Maintenance / Porter for Cheltenham Village Apartments, a 100-unit, family-oriented community blending Section 8 HUD and LIHTC housing in Newark, DE.

Key Responsibilities:

- \n
- Complete daily work orders efficiently and accurately
- Maintain a clean and safe environment, including common areas, laundry rooms, and outdoor spaces
- Perform basic maintenance tasks (e.g., changing light bulbs and filters, adjusting thermostats)
- Assist with apartment make-readies and vacancy prep
- Operate snow removal equipment during winter months (shovels, snow blowers, etc.)
- Support the maintenance team with other assigned tasks
- Maintain a positive, team-oriented attitude and provide excellent service to residents

Qualifications:
\n
- \n
- Hands-on experience in building or apartment maintenance required
- Background in construction or carpentry is a plus
- Working knowledge of carpentry, plumbing, and light electrical work
- Ability to lift up to 50 lbs. and stand for extended periods
- Able to work in all weather conditions
- Experience operating lawn care and snow removal equipment
- Professional and respectful communication skills with staff and residents
- Strong focus on safety and adherence to safety protocols
