The Leasing Consultant is responsible for delivering an exceptional leasing and resident experience for prospective and current residents. This role focuses on relationship-building, customer service, sales performance, and adherence to company and Fair Housing standards. The Leasing Consultant supports all aspects of the leasing cycle from initial inquiry through move-out while contributing to the overall occupancy, retention, and customer service goals of the community.


ESSENTIAL DUTIES and RESPONSIBILITIES:

Leasing & Sales

  • Build strong rapport with prospective residents through phone calls, emails, and in-person tours.
  • Lease and show apartments, showcasing the community's unique features and benefits.
  • Achieve and maintain expected leasing goals to meet or exceed budgeted occupancy.
  • Reduce vacancy loss by encouraging immediate move-ins and applying effective sales techniques.
  • Achieve required closing ratios and guide conversations to maintain appropriate touring and leasing traffic.
  • Maintain up-to-date knowledge of competitor properties to effectively highlight the community's competitive advantages.
  • Assist with outreach efforts, shop competitive communities, and prepare Market Surveys as assigned.

Lead & Dashboard Management

  • Ensure compliance with lead-management processes and accurate use of associated systems.
  • Manage lead follow-up, tracking, and documentation in accordance with Fair Housing and company policies.

Customer Service & Resident Experience

  • Support full resident cycle, including unit inspections, thank-you notes, approval letters, phone and email responses, and lease signing.
  • Deliver a resident experience that consistently exceeds customer expectations.
  • Assist current residents with questions related to their living experience and promote the community's resident retention programs.
  • Stay knowledgeable about local services, businesses, and recreational opportunities to assist prospective and current residents.

Administrative Duties

  • Complete and process all lease paperwork, including applications, move-ins, and move-outs.
  • Review available reports to understand individual and property performance related to leasing and customer service.
  • Maintain accurate records and ensure all documentation complies with Federal Housing standards and company policies.

EDUCATION, SKILLS, AND EXPERIENCE:

  • Associate degree or equivalent certifications preferred.
  • Experience in sales, leasing, or customer service.
  • Proficient in Microsoft Office and able to learn specialized software, Entrata preferred.
  • Ability to drive on property daily to tour locations; a valid driver's license, good driving record, and auto insurance are required.
  • Strong verbal and written communication skills.
  • Excellent sales and customer service skills with the ability to build rapport quickly.
  • Ability to multitask, prioritize, and work in a fast-paced environment.
  • Commitment to delivering exceptional customer service.
  • Ability to work varied schedules, including weekends and some holidays as required.
  • Ability to learn and comply with industry legal requirements.


WORK ENVIRONMENT:

This position is based in a professional office within a residential community and regularly moves throughout the property to conduct tours, inspect units, and engage with residents. The role involves frequent interaction with prospective renters, current residents, team members, and vendors in a fast-paced environment with shifting priorities. Work may take place both indoors and outdoors, including during varying weather conditions. The position requires comfort working around typical office noise, occasional construction or maintenance activity, and the general activity of a residential property. The Leasing Consultant must maintain a positive, service-oriented approach while managing multiple tasks and consistently engaging with residents and prospects.


PHYSICAL DEMANDS:

This role requires regular walking throughout the property, including touring apartments, homes, common areas, and outdoor spaces. The position involves standing for extended periods while assisting residents and prospects, as well as occasional bending, reaching, and lifting up to 20 pounds when handling marketing materials, office supplies, or light property items. The role may require climbing stairs during unit tours, working in varying indoor and outdoor conditions, and maintaining the stamina needed to support a fast-paced leasing office with frequent resident and prospect interactions.
