Commercial Property Maintenance Technician
Position Summary
The Commercial Property Maintenance Technician is responsible for maintaining the appearance, safety, and functionality of commercial properties through routine inspections, preventive maintenance, and minor repairs. This position helps to ensure that assigned properties remain clean, operational, safe, and presentable while identifying issues before they become costly repairs.
Primary Responsibilities
Property Inspections
- Conduct routine inspections of assigned commercial properties.
- Identify and report maintenance concerns, safety hazards, and property deficiencies.
- Document inspection findings and communicate issues to the property management office.
Grounds Maintenance
- Pick up loose trash throughout the property.
- Keep dumpster enclosures clean and free of debris.
- Ensure dumpsters are in good working condition as provided by the waste service company.
- Report illegal dumping to the property management office.
- Apply herbicide or weed-eat parking lots, sidewalks, and curbs.
- Monitor landscaping conditions and report irrigation issues.
Building Exterior
- Inspect exterior lighting and replace bulbs, lamps, or fixtures as appropriate.
- Inspect parking lots for:
- Trip hazards
- Pavement deterioration
- Damaged curbs
- Faded pavement striping and damaged signage
- Defective parking stops
- Inspect stairways for cleanliness, proper lighting, and safety concerns.
- Inspect fences and perform minor repairs.
Vacant Suite Inspections
- Inspect vacant suites for roof leaks, plumbing leaks, or other maintenance issues.
- Run sinks and flush toilets to maintain plumbing traps.
- Verify HVAC systems are operating as needed.
- Clean interior and exterior windows.
- Verify interior lighting is operational and replace lamps where appropriate.
Building Systems
- Inspect riser rooms for cleanliness, accessibility, and visible equipment concerns.
- Report maintenance issues requiring licensed contractors.
General Maintenance
- Perform minor repairs.
- Maintain assigned properties in a clean, safe, and professional condition.
- Assist with special projects and other duties.
Preferred Qualifications
- General knowledge of commercial property maintenance.
- Ability to recognize maintenance deficiencies and safety hazards.
- Proficiency with basic hand tools and equipment.
- Ability to work independently with minimal supervision.
- Strong attention to detail and organizational skills.
- Reliable transportation to travel between multiple properties each day.
- Ability to lift 50 pounds and work outdoors in varying weather conditions.
