We are seeking a strong, organized Property Manager for a group of mobile home parks in Kingsville, Texas.
This is a turnaround management position, not a passive desk job. We need someone who is firm, professional, organized, and able to help restore order, improve collections, fill homes, and enforce community rules. The owners are making financial improvements to the park and most sales and marketing are done by someone else. What is needed here is someone with strong administration and management skills. (Not sales and marketing)
Responsibilities
- Collect rent and follow up on late payments
- Enforce park rules consistently
- Communicate with residents professionally
- Show available homes to prospects
- Coordinate maintenance and vendors
- Document issues with photos and written notes
- Walk the property regularly
- Report daily/weekly updates to ownership
- Help improve occupancy, cleanliness, safety, and resident accountability
We Are Looking For Someone Who Is:
- Firm but respectful
- Highly organized
- Comfortable dealing with difficult residents
- Good at follow-up and documentation
- Comfortable using phone, text, photos, email, and basic spreadsheets
- Able to enforce rules without favoritism
- Reliable and consistent
- Sales-minded enough to help fill vacant homes
- Bilingual English/Spanish is a strong plus
Experience Preferred
- Property management, leasing or rent collections
- Maintenance Coordination

This position requires someone who can be visible, proactive, and accountable. The right person will help bring structure, order, and professionalism to the community.
Compensation depends on individual experience. Bonus opportunities may be available for collections, move-ins, and occupancy improvement.
