Summary

We are seeking an experienced, hands-on Maintenance Manager to oversee the maintenance, repair, and improvement of multiple commercial and industrial facilities, as well as manage our fleet of company vehicles and equipment. This individual will be responsible for ensuring our buildings, grounds, utilities, and equipment remain safe, operational, and well-maintained while leading maintenance personnel and outside contractors.

The ideal candidate is a proactive problem solver with strong leadership skills who can manage people, prioritize work, communicate effectively, and develop systems that improve efficiency and accountability.

Primary Responsibilities

Facilities Maintenance

  • Manage the maintenance and repair of commercial buildings and grounds.
  • Troubleshoot and repair HVAC systems or coordinate specialized service providers.
  • Maintain plumbing systems, fixtures, toilets, water heaters, and septic systems.
  • Perform or coordinate light electrical repairs, lighting upgrades, and electrical troubleshooting.
  • Complete drywall repair, painting, trim work, ceiling repairs, and general carpentry.
  • Coordinate concrete repair, sidewalks, curbs, parking lots, and exterior maintenance.
  • Oversee roofing, doors, windows, fencing, gates, and building security.
  • Ensure all facilities remain clean, organized, and presentable.

Fleet & Equipment Management

  • Manage a fleet of company trucks, trailers, forklifts, and other equipment.
  • Coordinate preventative maintenance schedules and repairs.
  • Track inspections, registrations, licensing, and service records.
  • Minimize downtime through proactive maintenance planning.
  • Coordinate with vendors and repair facilities as needed.

Leadership & Management

  • Supervise maintenance personnel and outside contractors.
  • Assign daily work, establish priorities, and ensure projects are completed safely and on schedule.
  • Develop maintenance schedules, preventative maintenance programs, and operating procedures.
  • Maintain inventory of tools, equipment, parts, and maintenance supplies.
  • Obtain quotes, manage vendors, and control maintenance budgets.
  • Respond to facility emergencies and urgent repair needs.

Administration

  • Utilize Microsoft Outlook for email communication, scheduling, and work coordination.
  • Maintain maintenance records, equipment logs, and repair documentation.
  • Communicate effectively with leadership and department managers regarding project status and facility needs.
  • Identify opportunities for process improvements and cost savings.

Qualifications

  • 5+ years of maintenance leadership experience preferred.
  • Strong working knowledge of:
    • HVAC systems
    • Plumbing
    • Septic systems
    • Light electrical
    • Drywall and painting
    • Carpentry and trim work
    • Concrete repair
    • General building maintenance
  • Experience managing commercial vehicles, trailers, forklifts, and equipment.
  • Ability to read manuals, troubleshoot problems, and coordinate repairs.
  • Strong organizational and time management skills.
  • Excellent communication and leadership abilities.
  • Proficient with Microsoft Outlook and basic Microsoft Office applications.
  • Ability to lift 50 pounds and perform physical work as required.
  • Valid driver's license with an acceptable driving record.

Preferred Qualifications

  • Experience in industrial, manufacturing, or commercial facilities.
  • Experience managing multiple facilities or campuses.
  • Familiarity with OSHA safety standards and preventative maintenance programs.
  • Experience managing vendors, contractors, and maintenance budgets.
