Job Description

Maintenance Supervisor

Location: Milwaukee, WI (and surrounding areas)

Employment Type: Full-Time

Compensation: Competitive Salary (commensurate with experience)

Advanced Property Management is committed to delivering professional, reliable, and high-standard property operations across the Greater Milwaukee area. We take pride in proactive asset preservation, transparent client communication, and fostering safe, well-maintained living environments for our residents.

Position Overview

We are seeking an experienced, proactive, and field-oriented Maintenance Supervisor to lead our day-to-day property maintenance operations. In this role, you will bridge the gap between field operations, technicians, and ownership—conducting on-site scopes of work, generating accurate repair estimates, dispatching and holding technicians accountable, and keeping property owners informed with clear photographic updates.

The ideal candidate brings a hands-on technical background in residential maintenance alongside strong logistical and managerial abilities.

Key Responsibilities

  • Scoping & Estimating: Inspect properties, diagnose mechanical/structural issues, and generate accurate labor and material estimates for work orders, turnover projects, and preventative maintenance.
  • Team Leadership & Dispatch: Assign, schedule, and prioritize daily work orders for maintenance technicians and trade contractors to ensure timely turnarounds and high-quality workmanship.
  • Owner Communication & Quality Control: Perform quality inspections upon project completion, document work with clear before-and-after photos, and maintain regular communication with property owners regarding job progress and approvals.
  • Safety & Code Compliance: Ensure all maintenance procedures, turnovers, and repairs meet OSHA safety regulations and local municipal housing codes.
  • Inventory & Asset Management: Oversee tool tracking, equipment maintenance, and shop inventory to ensure field crews are properly equipped.
  • Process Improvement: Collaborate with company leadership to streamline work order workflows, reduce turnaround times, and identify cost-saving maintenance solutions.

Qualifications

  • Experience: 3+ years of experience in residential property maintenance, facility management, or construction trades, with at least 1–2 years in a lead, supervisory, or dispatching capacity.
  • Technical Proficiency: Broad working knowledge of residential plumbing, electrical, HVAC basics, carpentry, and rental turn requirements.
  • Communication & Tech Skills: Strong interpersonal skills; comfortable utilizing smartphone apps, property management software (work order portals), and email for real-time reporting and documentation.
  • Organizational Ability: Proven ability to manage multi-property priorities, solve logistical bottlenecks, and maintain quality under tight timelines.
  • Driver’s License: Valid Wisconsin driver’s license with a clean driving record (required for operating company vehicle).

What We Offer

  • Competitive salary based on experience
  • Company work vehicle provided for business operations
  • Paid Time Off (PTO)
  • Dental and Vision Insurance
  • Opportunities for professional development and career advancement
  • A stable, supportive, and growth-oriented operational team
