Maintenance Superintendent Woburn, MA | On Site | Reports to Executive Director

Our community in Woburn, MA is home to real people whose daily comfort depends, in large part, on a building that works. When the HVAC is off, when a work order sits unresolved, when an appliance breaks down, residents feel it. This role exists because we take that seriously, and we are looking for someone who does too. If you are the kind of maintenance professional who walks into a building and immediately starts seeing what needs attention, and then goes and fixes it, keep reading.

What You Will Own

In your first 30 days, you will walk every inch of this property with fresh eyes. You will assess where the gaps are, understand the preventative maintenance that has to happen, and start directing the team that is already in place to close those gaps. The goal is to make progress.

Within six months, you will know this building inside and out. You will understand the systems well enough that when something goes wrong, you are not scrambling. You diagnose it, you fix it, and you move on.

By the end of your first year, you will have:

  • Built and executed a preventative maintenance schedule that keeps the building ahead of problems rather than reacting to them.
  • Assessed the condition and service history of every major appliance in the facility and established a maintenance rhythm for each one.
  • Managed all work orders efficiently, with residents and staff experiencing a noticeable difference in how quickly issues get resolved.
  • Led the housekeeping department with the same attention to standards and accountability you bring to physical plant operations.
  • Reduced dependence on outside vendors by resolving more in house, the way this role is designed to work.

What You Bring

  • You will put at least five years of progressively responsible maintenance experience to work here, across a building where every system matters and the people who live here notice when things are not right.
  • You need to have a proven background in working with Water Source Heat Pumps, preferably at least 2 years working with this type of HVAC system.
  • You bring enough breadth to work across electrical, plumbing, and general repairs without needing a vendor for every call.
  • If you hold an HVAC EPA certification, that matters a great deal in this role.
  • You will also bring genuine comfort around older adults.
  • This is a senior living community, and the people you are serving deserve someone who treats them with patience and respect every time, not just when it is convenient.

Other things that matter:

  • A bachelor's degree or equivalent experience that demonstrates you can manage complexity.
  • Working comfort with Microsoft Office for work orders, reporting, and communication.
  • Strong interpersonal skills. You will work with residents, staff, and the occasional outside contractor, and you need to communicate clearly with all of them.

We will be direct with you. We need a working manager. Someone who is not waiting to be told what to do, and who is not reaching for the phone to call a vendor every time something breaks. You will have autonomy here, genuine autonomy, but we expect you to use it proactively. The building tells you what it needs. We need someone who listens and acts.
