We're looking for an energetic, customer-focused Assistant Property Manager to help drive leasing success while supporting the daily operations of one of our growing residential communities. This role is ideal for someone who enjoys building relationships, thrives in a fast-paced environment, and is ready to grow into a future Property Manager.

As the Assistant Property Manager, you will serve as the community's primary leasing professional while partnering closely with the Property Manager to ensure exceptional resident experiences and efficient property operations.


Primary Role

The Assistant Property Manager is responsible for leading the community's leasing efforts while supporting the overall success of the property. During peak leasing season, this role focuses heavily on prospect management, leasing, and resident retention. Throughout the year, the Assistant Property Manager also supports financial processes, resident relations, maintenance coordination, compliance, and daily operations, making this an excellent opportunity to develop into a future Property Manager.

Key Responsibilities

Leasing & Occupancy

  • Lead the community's leasing efforts to achieve occupancy and revenue goals.
  • Respond promptly to all leasing inquiries through phone, email, text, and online sources.
  • Conduct professional property tours and deliver an exceptional prospect experience.
  • Follow up consistently with prospective residents to maximize lease conversions.
  • Process rental applications and prepare lease documentation.
  • Coordinate lease signings and move-in preparations.
  • Support lease renewals and resident retention initiatives.
  • Maintain accurate lead tracking and leasing reports.
  • Ensure model apartments, amenity spaces, and the leasing office remain tour-ready.
  • Collaborate with the Marketing team by providing market feedback, competitor insights, and leasing trends.

Resident Experience

  • Build positive relationships with current residents through responsive, professional communication.
  • Respond to resident questions and service requests while ensuring timely follow-up.
  • Assist with resident events and community engagement activities.
  • Support move-in and move-out processes to create a seamless resident experience.
  • Help enforce lease agreements and community policies consistently and professionally.

Property Operations

  • Partner with the Property Manager to support daily community operations.
  • Coordinate with maintenance staff regarding work orders, apartment readiness, and resident communication.
  • Perform regular property walks to identify maintenance or appearance concerns.
  • Coordinate vendor appointments and deliveries as needed.
  • Help maintain exceptional curb appeal and community presentation.

Financial & Administrative Support

  • Assist with rent collections and resident account questions.
  • Maintain accurate resident files and documentation.
  • Prepare reports and complete administrative responsibilities accurately and on time.

Compliance & Team Support

  • Maintain compliance with Fair Housing laws, company policies, and applicable regulations.
  • Follow company Standard Operating Procedures (SOPs) and maintain accurate documentation.
  • Participate in team meetings, training sessions, and company initiatives.
  • Support the Property Manager with special projects and operational priorities.
  • Respond appropriately to emergency situations and assist with on-call responsibilities when assigned.

Qualifications

  • Previous leasing, property management, sales, hospitality, or customer service experience preferred.
  • Passion for building relationships and delivering exceptional customer service.
  • Strong sales, communication, and follow-up skills.
  • Excellent organization and attention to detail.
  • Ability to manage multiple priorities in a fast-paced environment.
  • High school diploma or equivalent required; associate or bachelor's degree preferred.
  • Desire to grow into a future Property Manager or leadership role.

Salary & Benefits

  • Salary Range: $45,000–$60,000 annually, based on experience and property size.
