Job Description

Grounds & Maintenance Technician (Full-Time, Year-Round)

We are seeking a reliable, detail‐oriented Grounds & Maintenance Technician to support the daily upkeep of a large, multi‐building private property. This role is hands‐on, outdoors, and essential to maintaining the property’s appearance, safety, and functionality throughout the year.

The ideal candidate is a self‐starter who takes pride in their work, communicates clearly, and can manage a wide range of landscaping and light maintenance tasks independently.

Key Responsibilities

  • Perform routine grounds care including weed whacking, hand weeding, edging, mulching, trimming, and debris removal.
  • Mow lawns and maintain shrub beds, walkways, fences, and outdoor common areas.
  • Conduct light maintenance and handyman tasks such as minor repairs, painting, patching, and fixture replacements.
  • Inspect property regularly to identify safety hazards, irrigation issues, and needed repairs.
  • Operate and maintain landscaping equipment (trimmers, blowers, mowers) safely and efficiently.
  • Assist with seasonal tasks including leaf cleanup, snow/ice removal, salting, storm preparation, and storm cleanup.
  • Complete basic preventative maintenance on tools and small engines (sharpening, refueling, filter changes).
  • Support small projects as needed.
  • Be available on rare occasions for schedule flexibility during special events, vendor visits, or unexpected property needs.

Preferred Skills

  • Strong weed‐whacking and manual weed‐removal skills; plant/weed identification is a plus.
  • General handyman abilities: basic plumbing, drywall repair, painting, caulking, minor fixture repairs.
  • Basic electrical or carpentry experience (outlet/switch swaps, light framing, fence/gate repairs).
  • Safe use of tools, ladders, and PPE.

Physical Requirements

  • Comfortable being on your feet for most of the shift; frequent walking over varied terrain.
  • Ability to lift, carry, push, and pull 40–50 lbs regularly.
  • Ability to work outdoors year‐round in heat, cold, and light rain.
  • Frequent kneeling, bending, reaching, and manual labor.

Qualifications

  • 1–2 years of groundskeeping, landscaping, or maintenance experience preferred (willing to train the right candidate).
  • Valid driver’s license and reliable transportation.
  • Ability to work independently and follow checklists.

Work Style

  • Self‐motivated with strong attention to detail and pride in maintaining a clean, well‐kept property.
  • Reliable, punctual, and safety‐focused.
  • Clear communicator; comfortable using a phone for updates and task tracking.

Nice-to-Haves

  • Irrigation troubleshooting or basic repair experience.
  • Small engine maintenance experience.
  • Carpentry or electrical certifications.

Additional Notes

This is year‐round work on a large property with multiple buildings, and some tasks (such as weed whacking) may require extended time due to the size of the grounds. While the schedule is generally consistent, occasional flexibility is appreciated for special events or vendor coordination.
