Job Description

The Hotel Maintenance Technician is responsible for maintaining the hotel's guest rooms, public areas, equipment, building systems, and overall property condition. This position performs preventive maintenance, responds to maintenance requests, identifies safety concerns, and completes repairs in a timely and professional manner. The Maintenance Technician is expected to help ensure that the hotel remains safe, clean, comfortable, and operational for guests and employees.


Essential Duties and Responsibilities

  • Perform daily inspections of guest rooms, public areas, back-of-house areas, and exterior areas of the property.
  • Respond promptly to maintenance requests from guests and hotel staff.
  • Perform preventive maintenance on hotel equipment, rooms, fixtures, and building systems.
  • Troubleshoot and perform basic repairs involving:
    • HVAC and air-conditioning systems
    • Plumbing, toilets, faucets, drains, and water systems
    • Electrical fixtures, switches, outlets, and lighting
    • Doors, locks, hinges, and hardware
    • Walls, ceilings, flooring, and furniture
    • Appliances and guest-room equipment
  • Inspect and maintain mechanical equipment and building systems.
  • Monitor and address leaks, water damage, unusual noises, temperature issues, and other maintenance concerns.
  • Maintain and inspect boilers, water heaters, pumps, HVAC equipment, and other applicable equipment.
  • Assist with pool and/or spa maintenance and related equipment, where applicable.
  • Complete preventive-maintenance checklists and document completed work.
  • Maintain accurate records of maintenance requests, repairs, inspections, and parts used.
  • Assist with maintaining fire/life-safety equipment and report deficiencies immediately.
  • Maintain tools, equipment, and maintenance storage areas in an organized and safe condition.
  • Maintain the exterior of the property, including basic grounds and parking-area maintenance as needed.
  • Assist with emergency maintenance situations, including water leaks, power issues, HVAC failures, and other property emergencies.
  • Coordinate with housekeeping and front desk regarding guest-room maintenance issues and room status.
  • Communicate professionally with guests when entering occupied rooms or responding to guest requests.
  • Follow all hotel safety procedures, OSHA requirements, manufacturer instructions, and applicable local regulations.
  • Maintain confidentiality and professionalism when working in guest rooms.
  • Perform other duties as assigned by management.


Preventive Maintenance---The Maintenance Technician is expected to follow the hotel's preventive-maintenance program, including scheduled inspections and service of:


  • Guest-room HVAC units
  • Filters and PTAC units
  • Plumbing fixtures
  • Water heaters
  • Lighting and electrical fixtures
  • Doors and locks
  • Appliances
  • Furniture and fixtures
  • Mechanical equipment
  • Pool/spa equipment, if applicable
  • Life-safety systems
  • Exterior and common-area equipment


Qualifications

  • Previous hotel maintenance, building maintenance, apartment maintenance, or similar experience preferred.
  • Basic knowledge of HVAC, plumbing, electrical, carpentry, and general building maintenance.
  • Ability to troubleshoot maintenance problems and determine when specialized service is required.
  • Ability to safely use hand tools, power tools, ladders, and maintenance equipment.
  • Ability to read and follow equipment manuals and maintenance instructions.
  • Good communication and customer-service skills.
  • Ability to work independently and prioritize multiple maintenance requests.
  • Ability to respond to emergency maintenance situations.
  • Must be able to work around guests and maintain a professional appearance and demeanor.


Physical Requirements --The position requires the ability to:

  • Stand and walk for extended periods.
  • Lift and carry maintenance supplies and equipment.
  • Bend, kneel, stoop, climb stairs, and work in confined areas.
  • Use ladders safely.
  • Work indoors and outdoors and in varying temperatures.
  • Perform repetitive physical tasks as required for maintenance and repairs.


Schedule


The Maintenance Technician may be required to work varying shifts based on hotel occupancy and operational needs, including weekends and holidays. On-call or emergency response responsibilities may be required depending on the hotel's staffing structure.
