Title: Sr. Project Manager - Real Estate
Location: Issaquah and Other Travel
Hourly Rate: $65-70/hr W-2
Converting Salary: $130,000-$140,000
Benefits: Medical, Dental, Vision, 401k
Onsite: 3 days per week - travel to Texas and Nevada 3-6 days per month
Interview Process: 3 Steps
The ideal candidate will have a PMP, experience with Construction (on the tenant rep side) and/or Industrial Real Estate experience, Distribution experience and vendor management experience.
Must Haves:
- 4-6 years as a project manager delivering industrial / distribution / warehouse / facilities projects.
- Certified Project Management Professional (PMP)-PMI or Certified Construction Manager (CCM) preferred
- Demonstrated experience managing scope, schedule, and budget.
- Working knowledge of the construction administration process (schedules, RFIs/submittals, permitting, inspections, change management).
- Strong stakeholder leadership and communication skills, including executive-ready status reporting.
- Proficiency with PM tools (Smartsheet preferred) and strong Excel/PowerPoint skills; SharePoint experience helpful.
- Experience delivering industrial projects.
- Experience supporting warehouse automation/mechanization projects, including facility readiness and installation coordination.
- Familiarity with contract delivery models (GMP, lump sum, T&M, design-build) and vendor performance management.
- Solid understanding of industrial facilities systems such as MEP, dock/door equipment, life safety/fire protection, and racking.
- Maintains confidentiality concerning all projects with a demonstrated ability to manage various levels of communication, as needed.
- Ability to work on-site at headquarters in Issaquah, WA, with regular travel as required (3 days per week on-site in Issaquah)
What Will You Be Doing?
- Manage distribution center and warehouse projects (including facility renovations, expansions, site improvements, and operational upgrades) from initiation to delivery, ensuring alignment with business objectives, technical and facility requirements, and project scope.
- Work with the Real Estate Director to ensure facility readiness and manage construction workstreams required for warehouse automation deployments (space planning, buildouts, internal moves, site preparation, and communication plans).
- Partner with the Real Estate Director on vendor selection by supporting RFPs, scope development, bid leveling, and award recommendations.
- Work with the Program Manager to manage interdependencies across automation vendors/integrators, general contractors, and internal teams (DC Operations, Safety, Facilities, IT Infrastructure, and Finance).
- Prepare and maintain project documentation such as schedules, design details, budgets, and status reports.
- Maintain clear communication with stakeholders at all levels, ensuring transparency and alignment of project goals.
- Allocate resources efficiently to achieve project milestones.
- Monitor project progress, identify risks, and develop mitigation plans to ensure timely delivery.
- Ensure compliance with regulatory requirements and company policies.
- Track and report on key real estate metrics, performance, and budget adherence.
- Provide insights on industry trends, best practices, and opportunities for process improvement.
- Provide regular project status updates and communicate potential risks or issues.
- Ensure project closeout documentation and operations support materials are prepared and shared with DC operations team.
- Foster a culture of innovation, accountability, and collaboration within the project team.
- Travel routinely to project sites (primarily Texas and Nevada) to support key milestones, site walks, and turnover; travel may average approximately 3–6 days per month based on active project load.
- Perform other duties as assigned.
