The Building Maintenance Technician supports the safe, functional, clean, and welcoming operation of Gammon Theological Seminary facilities and grounds. The position performs skilled and general maintenance, preventive maintenance, minor repairs, carpentry, floor care, grounds upkeep, room and event setup, and basic electrical work within the employee's training and authorization. The technician responds promptly to work requests, identifies developing facility concerns, maintains accurate records, and coordinates with contractors when specialized or licensed work is required. HVAC certification is not required.
Essential Duties and Responsibilities· Perform routine inspections, preventive maintenance, troubleshooting, and general repairs throughout Seminary buildings, offices, classrooms, meeting spaces, restrooms, common areas, and exterior areas.
· Complete carpentry work such as repairing doors, frames, locks, cabinets, shelving, trim, partitions, ceiling components, furniture, and other wood or building elements.
· Maintain floors through scheduled cleaning, stripping, waxing, buffing, spot treatment, tile repair, carpet care, and coordination of specialized floor services.
· Perform basic electrical tasks within demonstrated skill and authorization, including replacing lamps, ballasts, switches, receptacle covers, and similar components; identify conditions requiring a licensed electrician and promptly escalate them.
· Complete minor plumbing repairs such as addressing leaks, clearing routine clogs, replacing fixtures or components, and reporting larger plumbing concerns.
· Monitor the condition and basic operation of heating, cooling, ventilation, plumbing, electrical, life-safety, and other building systems; report abnormalities and coordinate vendor service as directed. HVAC certification is not required; however general knowledge is preferred.
· Maintain Seminary grounds, walkways, entrances, parking areas, outdoor furniture, signs, landscaping, and drainage areas; remove debris and address weather-related hazards.
· Set up and break down classrooms, worship spaces, conferences, meetings, and special events, including tables, chairs, staging, equipment, signage, and other facility needs.
· Respond to maintenance requests from housing and urgent facility concerns, communicate status updates, and complete work in a timely and service-oriented manner.
· Conduct routine safety checks, identify hazards, place appropriate warnings or barriers, and immediately report unsafe conditions or damaged equipment and report to the Director of Facilities
· Follow applicable safety procedures, equipment instructions, and requirements for personal protective equipment, ladders, lifting, chemicals, electrical work, and tools.
· Participate in occasional evening, weekend, event, weather-related, or emergency assignments based on operational needs.
· Perform other related duties consistent with the purpose and responsibilities of the position.
Required Qualifications· High school diploma or equivalent; relevant trade, technical, or facilities training is preferred.
· At least three years of progressively responsible building maintenance, facilities, construction, property management, institutional maintenance, or closely related experience.
· Demonstrated proficiency in carpentry, floor care and floor management, general building maintenance, grounds maintenance, facility setup, and basic electrical troubleshooting and repair.
· Working knowledge of hand tools, power tools, ladders, maintenance equipment, safety practices, and preventive-maintenance procedures. Must have own tools.
· Ability to determine when work may be completed internally and when a licensed or specialized contractor is required.
· Basic computer skills sufficient to use email, work-order systems, schedules, and electronic records.
· Valid driver's license and acceptable driving record if operating Seminary vehicles is required.
· HVAC certification is not required, but general knowledge is required
