FUNCTION:
Performs a variety of functions involved in property maintenance by providing support and assistance to the Property Managers regarding the maintenance of residential, commercial, and condo associations. General maintenance includes, but not limited to, general maintenance (turnover work inside units), janitorial services, lawn care, and snow removal. Maintains and prepares daily work logs for Kendrick Property Management (KPM) billings and prepares time sheets on a daily basis.
DUTIES:
1. MAINTENANCE SUPPORT – Performs the following functions on an as needed basis when requested by tenants, owners, town officials or KPM supervisor (anticipated 85% of responsibilities):
- Performs maintenance requests as assigned at all KPM properties and/or Condo Associations. Develops a degree of knowledge of each property. Notifies field supervisors of any/all maintenance issues, as well as keeping them apprised of the status of all jobs assigned.
- Paints interior & exterior projects, which includes the preparation of painting jobs by patching & sanding areas.
- Assists maintenance manager with repairing requests including, but not limited to, patching doors, fixing hinges, repairing locks, unclogging garbage disposals, changing lights bulbs, and light plumbing & electrical repairs.
- Responds to emergency requests to assist maintenance managers for flooding and other types of cleanups.
2. JANITORIAL CLEANING – When needed/instructed, completes the following functions to maintain the presentation & cleanliness of common areas located at managed properties. Responsible for the janitorial cleaning of office space & organization of maintenance supply areas (anticipated 10% of responsibilities):
- Vacuums all floors and carpets.
- Mop all hardwood and linoleum floors.
- Clean windows (interior).
- Dust all shelves, tables, and window-sills.
- Empty any & all trash containers.
- Clean all parts of common area bathrooms including, but not limited to, windows, toilets, sinks, mirrors & floors.
3. GENERAL\OTHER – For emergency or unexpected occasions, functions may include, but are not limited to, the following (anticipated 5% of responsibilities):
- Lawn care - On an as-needed basis, assists and supports the care and maintenance of the exterior portion of the properties by mowing lawns, trimming hedges, weed whacking, picking up & disposing of leaves. Gutter cleanings to eliminate water issues.
- Snow – To eliminate trip & fall issues and increase safety, the following may be required on a limited/as-needed basis.

- Shoveling snow from walkways, stairs &\or driveways.
- Operating a snow blower & roof raking as needed.
- Sanding/salting walkways & stairs.

Knowledge/Skills/Experience/Equipment Requirements:
- Ability to work well independently with instructions & work together as a team.
- Good verbal and written communication skills.
- Ability to maintain a high level of confidentiality and sensitivity relating to owner’s properties and KPM.
- Respects the privacy & rights of tenants by following MA law regarding accessing rented space.
- General software knowledge of Microsoft Suite & Online Management Portal.
- Basic math skills.
- Ability to meet deadlines for jobs.
- Vehicle, preferably a pickup truck or SUV.
- Valid driver’s license.
Educational Requirements:
- High School diploma or equivalent experience
Physical Demands/Conditions Requirements:

- Repetitive hand, wrist and arm motions

- General office equipment – Copier & Scanner.
Principle Contacts:
- Communicates with Tenants & Owners.
- Interacts and works closely with all members of KPM team.
- Outside contacts with vendors\approved contractors.
