Job DescriptionMAINTENANCE MANAGER
We are seeking a highly skilled, hands-on Maintenance Manager to lead and actively perform apartment unit turns (make-ready apartment) across properties in the Greater Forth Worth Area focusing on zip 76103 and 76179 . This role is ideal for someone who enjoys being in the field, working with tools daily, and taking ownership of preparing units from move-out through final punch-out.
This is not a desk-based or purely supervisory position. The Maintenance Manager will work alongside the maintenance team, perform repairs directly, troubleshoot issues, and ensure every unit is rent-ready on time and up to quality standards. Strong technical skills, organization, and the ability to communicate effectively with the maintenance team are essential.
This is a full-time, permanent position (Monday-Friday, 8:00 AM-4:00 PM) with flexibility required for on-call rotations, including evenings, weekends, and weekends as needed.
Employment is contingent upon successful completion of a background check (criminal history, driving record, and references), handled confidentially and in accordance with applicable laws.
Key Responsibilities
- Personally perform hands-on make-ready repairs and punch-out work for vacant units
- Conduct move-out inspections and create a clear scope of work for each turn
- Complete and assist with drywall repair, painting, minor plumbing, minor electrical, fixture replacement, appliance installation, door and hardware repairs, and general handyman tasks
- Troubleshoot maintenance issues and ensure repairs are completed correctly and efficiently
- Work side-by-side with Trades or vendors to complete unit turns on schedule
- Communicate daily with the maintenance team to review priorities, gather feedback, and resolve on-site challenges
- Provide guidance and technical support to technicians when complex issues arise
- Coordinate and oversee outside vendors for specialized trades (HVAC, electrical, plumbing) when required
- Conduct final quality checks to ensure units meet company standards before move-in
- Maintain accurate records of inspections, completed work, and contractor activity
- Ensure tools, equipment, and storage areas are organized and well-maintained
- Participate in after-hours emergency response rotation as needed
Qualifications - Must Have
- Minimum 5 years of experience performing apartment turns / make-ready work
- Minimum 2 years of experience working as a maintenance lead/manager, actively managing other technicians
- Strong hands-on handyman skills with the ability to independently complete most turn tasks
- Solid working knowledge of plumbing, electrical, drywall, painting, and general carpentry
- Experience assessing damage and determining repair scope for rental units
- Own reliable vehicle and personal toolset
- Proficiency with hand and power tools
- Ability to lift up to 55 lbs (25 kg) and work safely on ladders or at heights
- Willingness to work occasional weekends and participate in on-call emergency rotation
- Strong problem-solving skills and ability to perform under tight deadlines
- Highly organized and comfortable using mobile technology or maintenance software
- Professional communication skills and ability to collaborate effectively with team members
- Willingness to undergo background screening
Compensation & Details
Job Type: Full-Time, Permanent Salary: $50,000 per year Expected Start Date: ASAP
