Job Title: Leasing Manager

Reports to: Property Manager and Ownership

Position Summary

We are interviewing for an experienced Leasing Manager who will be responsible for marketing, showing and leasing apartments and maintaining satisfaction of existing residents in a luxury high-rise in a vibrant Chicago neighborhood.

Essential Responsibilities of Leasing Manager

  • Renting Units
  • Respond promptly to any inquiries about renting an apartment in our high-rise building
  • Meet potential tenants and guide them on tours of available units (including virtual tours when requested)
  • Inform prospects of the positive features, amenities, and benefits of living in our high-rise and community
  • Ensure that the leasing manager’s office is welcoming and orderly
  • Have prospects complete the leasing application, collect the application fee, and determine whether they meet the standards established (credit check, rent history, etc.), all in compliance with applicable laws and ordinances
  • Once the tenant is accepted, prepare and arrange for execution of the lease and collection of the full first month’s rent
  • Inspect the apartment before move-in and promptly notify Property Manager of any needed repairs
  • Establish an agreed move-in date and communicate that date to the building staff
  • Send renewal notices and complete lease renewals per company policies

Relationship with Residents

  • Build rapport with residents and provide them with courteous and prompt service
  • Receive resident phone calls, and promptly handle requests and concerns
  • Investigate and resolve complaints involving maintenance issues, including monitoring progress on repairs
  • Manage and monitor resident reviews
  • Enforce rules and regulations of the building
  • Bill tenants for late fees, serve 5-day notices, and handle evictions
  • Inform tenants of upcoming property issues
  • Circulate a weekly newsletter to residents
  • Arrange parties for residents on certain holidays as agreed to by Property Manager
  • Establish agree-upon move-out dates and communicate that to staff

Marketing Units

  • Update online listings as needed
  • Keep up-to-date with competitors’ rent and specials and their occupancy levels
  • Monitor local market trends
  • Handle online reviews
  • Work with Property Manager and Ownership to establish rent levels and goals
  • Monitor vacant units and arrange to have needed repairs done so in rent-ready condition

Administrative duties

  • Ensure that leasing is done in compliance with company policies and procedures, as well as all applicable laws, rules and regulations
  • Prepare weekly reports regarding upcoming move-ins, vacant units and renewals
  • Meet with Ownership on a weekly basis
  • Promptly turn over all rent and other payments received to Property Manager
  • Establish relationships with neighborhood groups, the local chamber of commerce, and alderperson

Minimum Qualifications for Leasing Agent (in addition to core competencies)

  • At least 2 years of leasing experience in luxury residential high-rises, preferably in Chicago
  • Residential Leasing License issued by the State of Illinois
  • Proficiency with Microsoft Office (especially Word and Excel), Yardi, AppFolio, QuickBooks, Rent Café, Adobe Acrobat, and generally technologically savvy
  • Experience with social media and reputation management on websites (Facebook, Google, Instagram, Snapchat, Yelp, etc.)
  • Knowledge and experience with anti-discrimination and Fair Housing Laws and the Chicago Residential Landlord Tenant Ordinance
  • Working knowledge and experience with the Chicago Affordable Requirements Ordinance a plus

Working Hours, Salary and Benefits

  • This is a full-time position. Saturday and early evening hours are a must.
