Maintenance Manager
· Salary: $89,000 - $115,000/year (based on experience & certifications)
· Location: Manhattan, NY (on-site, non-live-in)

· Union Status: Covered under the SEIU Local 32BJ collective bargaining agreement
About the Role
A well-established, community-centric coop in Manhattan is seeking an experienced, proactive Maintenance Manager to lead our day-to-day building operations. In this role, you will champion a safe, clean, and resident-focused environment while overseeing capital improvements, building compliance, and a dedicated maintenance team.
You will report directly to our Managing Agent and collaborate closely with the Board of Directors to keep our property running seamlessly.
Key Responsibilities
- Team Leadership: Supervise, schedule, and mentor the cooperative’s Maintenance Team. Foster a culture of professionalism, safety, accountability, and great customer service.
- Building Operations & Work Orders: Manage the work order system (via BuildingLink) to ensure resident requests are prioritized and resolved promptly. Oversee HVAC, boilers, plumbing, electrical, and fire safety systems.
- Compliance & Inspections: Ensure full compliance with NYC codes and regulations, including FISP (Local Law 11), Local Law 97, and FDNY/DOB mandates.
- Capital Projects & Vendor Management: Act as the on-site liaison for capital upgrades (elevators, façade, mechanicals). Solicit competitive contractor bids, review proposals, and monitor project timelines and budgets.
- Emergency Response: Coordinate and respond to after-hours calls and respond to emergencies to ensure resident safety.
What We Are Looking For
- Experience: 5+ years of experience as a Maintenance Manager, Superintendent, or Project Manager in a large NYC residential co-op, condo or luxury property
- Technical Savvy: Deep knowledge of NYC building systems and regulatory compliance. Proficiency with BuildingLink and MS Office
- Skills: Strong communication, budget management, and problem-solving skills, with the ability to read engineering reports and building plans
- Certifications: Preferred knowledge of FISP and LL97; FDNY Certificates of Fitness (S-12, S-13, P-99) are a major plus (or willingness to obtain post-hire)
- Focus: This is an exclusive, full-time role dedicated solely to the co-op (outside "side jobs" on-property are not permitted)
Your First 6 Months (Introductory Roadmap)
During the initial six-month introductory period, success will be evaluated based on your progress in the following operational milestones:
- Streamlining and improving the maintenance work order process
- Developing an effective resident communication and feedback process
- Gaining a comprehensive working understanding of all major building systems
- Beginning the documentation of building systems and standard operating procedures
- Establishing positive, professional working relationships with residents, staff, management, and the Board
