Position Overview

\n

NRI Staffing is seeking an experienced and service-oriented Assistant Property Manager to support the operations of a premier Class A commercial office property in downtown Washington, DC.

\n

This role is ideal for a commercial property management professional looking to further develop their career and advance into a future Property Manager position. The Assistant Property Manager will play a key role in daily building operations, tenant relations, financial administration, vendor management, facilities coordination, and tenant engagement initiatives.

\n

The ideal candidate is proactive, detail-oriented, and comfortable working in a fast-paced, high-visibility environment. Strong communication skills, professionalism, sound judgment, and a commitment to exceptional tenant service are essential.

Key Responsibilities

\n

Property Operations & Tenant Services

\n

    \n
  • Support the day-to-day management and operations of a Class A commercial office property.
  • \n

  • Serve as a professional and responsive on-site presence for tenants, vendors, and building staff.
  • \n

  • Conduct regular property inspections to ensure cleanliness, safety, and overall building presentation.
  • \n

  • Coordinate with engineering, security, janitorial staff, contractors, and vendors to maintain operational excellence.
  • \n

  • Identify operational issues and ensure timely resolution.
  • \n

  • Monitor and manage tenant requests through the property's work order and tenant portal systems.
  • \n

  • Track service levels, follow up on open work orders, and ensure tenant issues are resolved promptly.
  • \n

  • Maintain high levels of tenant satisfaction through proactive communication and follow-through.
  • \n

Tenant Relations & Engagement

\n

  • Act as a primary point of contact for tenant inquiries and service requests.
  • \n

  • Manage tenant communications, building notices, and portal updates.
  • \n

  • Coordinate tenant move-ins, move-outs, and related building procedures.
  • \n

  • Plan and execute tenant appreciation events and engagement programs.
  • \n

  • Coordinate event logistics, vendors, catering, communications, and on-site execution.
  • \n

  • Gather tenant feedback and identify opportunities to enhance the tenant experience.
  • \n

Vendor & Facilities Management

\n

  • Oversee the performance of security, janitorial, and other contracted service providers.
  • \n

  • Monitor staffing levels, service quality, and compliance with building standards.
  • \n

  • Coordinate maintenance requests, vendor scheduling, and service follow-up.
  • \n

  • Maintain vendor files, contracts, certificates of insurance (COIs), and related documentation.
  • \n

  • Partner with engineering staff regarding building systems, maintenance activities, and vendor oversight.
  • \n

  • Support sustainability and ESG initiatives as applicable.
  • \n

\n

Financial & Administrative Management

\n

  • Assist with annual operating budgets and financial planning.
  • \n

  • Review and process accounts payable in accordance with established procedures.
  • \n

  • Support financial reporting, variance analysis, and budget tracking.
  • \n

  • Monitor rent collections and assist with delinquency resolution efforts.
  • \n

  • Maintain property records, lease documentation, operational reports, and management files.
  • \n

  • Prepare recurring reports, inspection logs, and operational updates.
  • \n

Leasing Administration & Projects

\n

  • Maintain knowledge of tenant lease provisions, obligations, and critical dates.
  • \n

  • Assist with lease administration, renewals, expansions, and tenant correspondence.
  • \n

  • Support tenant improvement projects, capital projects, and vendor-related initiatives.
  • \n

  • Obtain proposals, track project schedules, and maintain project documentation.
  • \n

  • Assist with risk management, emergency preparedness, and safety compliance initiatives.
  • \n

Qualifications

\n

Required

\n

    \n
  • 2-3+ years of commercial property management experience.
  • \n

  • Experience supporting commercial office properties; Class A office experience strongly preferred.
  • \n

  • Bachelor's degree preferred; equivalent experience will be considered.
  • \n

  • Experience working with tenants, vendors, contractors, engineering teams, security, and janitorial personnel.
  • \n

  • Strong organizational and time-management skills with the ability to manage multiple priorities.
  • \n

  • Excellent verbal and written communication skills.
  • \n

  • Strong customer service and relationship-building abilities.
  • \n

  • Ability to analyze issues, troubleshoot problems, and make sound decisions independently.
  • \n

  • Proficiency in Microsoft Office, particularly Excel.
  • \n

  • Valid driver's license and ability to travel to other properties as needed.
  • \n

Preferred

  • Experience with property management platforms such as MRI, Yardi, Nexus, AvidXchange, or similar systems.
  • \n

  • Experience utilizing tenant portals and work order management systems.
  • \n

  • Professional certifications or coursework such as BOMA RPA, IREM CPM, or related designations.

  • Experience supporting budget preparation, financial reporting, and capital projects.
