Position Summary
The Onsite Supervisor provides daily field supervision of Operations and Maintenance activities and serves as the primary onsite leader for technicians, engineers, and subcontractors.
The Supervisor ensures work is performed safely, efficiently, and in compliance with contract requirements while maintaining uninterrupted support to building occupants and Government operations.
Minimum Qualifications
· Minimum three (3) years of recent experience supervising facility operations and maintenance personnel.
· Experience supporting commercial, institutional, healthcare, military, or federal facilities.
· Working knowledge of HVAC, electrical, plumbing, mechanical, fire protection, and building systems.
· Experience coordinating preventive and corrective maintenance activities.
· Ability to obtain and maintain required federal facility access credentials.
· Proficient in CMMS and Microsoft Office applications.
Primary Duties and Responsibilities
Daily Operations Oversight
· Direct and supervise daily maintenance operations across assigned facilities.
· Assign work orders and monitor technician productivity.
· Ensure scheduled preventive maintenance tasks are completed on time.
· Coordinate emergency service calls and after-hours response activities.
Work Order Coordination
· Monitor emergency, urgent, and routine service requests.
· Coordinate contractor and subcontractor activities.
· Verify work completion and quality before closeout.
Personnel Supervision
· Provide day-to-day supervision of maintenance staff.
· Schedule shifts, breaks, and work assignments.
· Ensure personnel maintain required certifications and training.
· Monitor employee attendance and performance.
Quality Assurance
· Conduct routine inspections of completed work.
· Identify deficiencies and ensure corrective action is taken.
· Assist with Government inspections and audits.
· Support implementation of the Quality Control Plan.
Safety Compliance
· Enforce OSHA, NFPA, EPA, and site-specific safety requirements.
· Ensure proper lockout/tagout procedures are followed.
· Verify use of required personal protective equipment (PPE).
· Report accidents, incidents, and near misses.
Administrative Responsibilities
· Maintain maintenance logs and service records.
· Update CMMS work orders and preventive maintenance schedules.
· Assist with preparation of reports and performance metrics.
· Support inventory and materials management.
Customer Service
· Maintain professional relationships with tenants and Government personnel.
· Respond promptly to occupant concerns and service issues.
· Support tenant satisfaction initiatives and operational continuity.
