Small, hands-on multifamily owner-operator looking for a reliable part-time worker to cover a handful of apartment buildings across [Washington Heights, Sunnyside, Prospect Lefferts Gardens, the Bronx — adjust to your actual areas]. This is a visiting/roving role, not a live-in super position — you'll travel between buildings.

The role has two parts:

• Maintenance — as needed. You respond when repair work comes up.
• Porter services — weekly. Regular scheduled garbage/recycling take-out and common-area cleaning.

Maintenance (as needed):

• General repairs: basic plumbing (faucets, valves, clogs), electrical (fixtures, outlets, switches), plastering/patching, painting
• Apartment turnovers between tenants
• Responding to tenant work orders in a timely way
• Minor carpentry, door/lock hardware, basic appliance troubleshooting

Porter (weekly):

• Garbage and recycling take-out on a set schedule
• Sweeping/mopping common areas, halls, stairs, entryways
• Keeping sidewalks and building fronts clean
• Basic upkeep of common areas and mechanicals

What we're looking for:

• Solid all-around handyman skills — you can walk into a unit and handle 80% of what comes up without calling a contractor
• Dependable and communicative; shows up when scheduled and answers the phone
• Mobile across boroughs — own vehicle strongly preferred (or genuinely comfortable moving between sites by transit)
• Comfortable in occupied multifamily buildings and dealing with tenants professionally
• Own basic tools

Compensation:

• Fixed pricing — flat rate per building/visit for porter work, and priced per job for maintenance. We'll agree on rates upfront so there are no surprises on either side.
