Job Description

This role supports a large university campus by maintaining the safe and efficient operation of building facilities, including mechanical, electrical, plumbing, and HVAC systems. The Facility Maintenance Technician performs preventive maintenance, troubleshoots and repairs equipment and building systems, and ensures a safe, well-functioning environment for students, staff, and visitors across multiple campus zones.

Responsibilities

  • Use a wide range of tools, including common hand and power tools such as hammers, drills, and wrenches, as well as precision measuring instruments and electrical and electronic testing devices.
  • Perform routine preventive maintenance to keep equipment and fixtures running smoothly, ensure building systems operate efficiently, and prevent deterioration of the physical condition of buildings.
  • Inspect and test equipment to diagnose mechanical and electrical problems, and determine appropriate corrective actions using blueprints, repair manuals, or parts catalogs as needed.
  • Assemble, install, or repair wiring, electrical or electronic components, pipe systems, plumbing, machinery, and various types of equipment.
  • Inspect drives, motors, and belts; check fluid levels; replace filters; and perform other scheduled maintenance tasks by following detailed checklists.
  • Clean and lubricate shafts, bearings, gears, and other moving parts of machinery to ensure safe and reliable operation.
  • Adjust functional parts of devices or control instruments using hand tools, levels, plumb bobs, or straightedges to restore proper alignment and performance.
  • Repair or replace defective equipment parts using hand tools and power tools, and reassemble equipment to return it to service.
  • Record the type and cost of maintenance or repair work in required logs or systems to maintain accurate service histories.
  • Perform mechanical repairs ranging from door knobs and hinges to drywall, plaster, and paint, including repair and replacement of minor and some major HVAC equipment.
  • Replace and repair electrical fixtures and ballasts, and perform like-in-kind repair and replacement as part of ongoing facility upkeep.
  • Repair and replace switches and outlets, change lights and ballasts, and troubleshoot lighting systems and fixtures.
  • Perform HVAC preventive maintenance, including changing filters, cleaning components, and troubleshooting systems to replace parts and complete repairs.
  • Maintain the safe operation and maintenance of building facilities, including electrical and mechanical systems and plumbing.
  • Operate and maintain assigned equipment, conduct facility surveys and inventories, and perform preventive maintenance activities according to established schedules.
  • Respond to customer and occupant complaints, diagnose issues, and repair equipment or systems to resolve problems promptly.
  • Read and interpret blueprints, drawings, schematics, and written technical documents to troubleshoot systems and perform accurate repairs.
  • Ensure compliance with applicable regulations, policies, and procedures while performing maintenance and repair work.
  • Perform daily chemical tests on water systems when required and adjust chemical mixtures and feed rates to maintain proper system performance.
  • Install wall-hung furnishings and equipment, ensuring secure and accurate placement.
  • Maintain related computer databases by entering work orders, maintenance records, and equipment information.
  • Perform related responsibilities and additional maintenance tasks as required to support overall facility operations.

Essential Skills

  • Demonstrated experience in facilities maintenance and repair across mechanical, electrical, plumbing, and HVAC systems.
  • Ability to safely use common hand and power tools, including hammers, drills, wrenches, and precision measuring instruments.
  • Proficiency with electrical and electronic testing devices for troubleshooting and diagnostics.
  • Ability to read and interpret blueprints, drawings, schematics, repair manuals, and technical documents.
  • Strong mechanical skills, including repair and replacement of door hardware, drywall, plaster, paint, and HVAC components.
  • Experience with electrical fixtures, including replacement and repair of lighting fixtures and ballasts.
  • Ability to perform preventive maintenance and like-in-kind repair and replacement on building systems and equipment.
  • HVAC experience performing preventive maintenance, filter changes, cleaning, troubleshooting, and part replacement.
  • Electrical skills in repairing and replacing switches and outlets, changing lights and ballasts, and troubleshooting lighting and fixtures.
  • Plumbing skills in installing, maintaining, and repairing pipe systems and plumbing fixtures.
  • Ability to maintain accurate records of maintenance and repair work, including type of work performed and associated costs.
  • Capability to maintain the safe operation of building facilities, electrical and mechanical systems, and plumbing.
  • Competence in conducting surveys and inventories and performing preventive maintenance activities.
  • Ability to maintain and update computer-based maintenance databases.
  • For Mechanic II: Minimum of 2 years of experience working on HVAC equipment; commercial HVAC experience preferred but not required.
  • For Mechanic II: Minimum of 2 years of experience working on lighting and other facility electrical equipment such as outlets, alarms, signage, and similar systems.
  • For Mechanic II: Ability to use voltmeters and understanding of electrical safety for 120, 220, and 277 volts.
  • For Mechanic II: Minimum of 2 years of plumbing experience; commercial plumbing experience preferred but not required.
  • For Mechanic III: Minimum of 3 years of experience working on commercial HVAC equipment; residential-only experience does not suffice.
  • For Mechanic III: Minimum of 3 years of experience working on commercial lighting and facility electrical equipment such as outlets, alarms, signage, and building control systems.
  • For Mechanic III: Ability to use voltmeters and understanding of electrical safety for 120, 220, 277, and 480 volts.
  • For Mechanic III: Minimum of 3 years of commercial plumbing experience.

Additional Skills & Qualifications

  • Background in facility maintenance across multiple trades, including HVAC, electrical, plumbing, carpentry, and general handyman work.
  • Experience with air compressors and related mechanical systems.
  • Knowledge of split systems and rooftop HVAC units.
  • Familiarity with heating, air conditioning, and ventilation systems and their components.
  • Comfort working in a large, multi-building environment with varied building types and uses.
  • Ability to follow checklists and standard operating procedures for preventive maintenance.
  • Strong troubleshooting skills and the ability to diagnose issues using both technical documentation and practical experience.
  • Attention to detail in documenting work orders, maintenance records, and inventory in computer systems.
  • Commitment to safety practices and adherence to relevant codes, regulations, and institutional policies.

Work Environment

This position supports facilities at a college and university campus with nearly 200 buildings organized into seven zones, each containing approximately 20–40 buildings and overseen by a zone supervisor who manages work orders. Work takes place in public buildings rather than private living areas and includes both indoor and outdoor settings, occasionally at heights. The role involves exposure to a variety of academic and research environments, and you must be comfortable working around research animals. Typical schedules are first shift, either 8:00 a.m. to 4:30 p.m. or 7:00 a.m. to 3:30 p.m., depending on the department. You will work with a wide range of building systems and equipment, including HVAC units, electrical distribution and lighting, plumbing systems, mechanical equipment, and facility controls, using standard and specialized tools and electronic testing devices in a professional maintenance environment.

This is a Contract to Hire position based out of Atlanta, GA.

Pay and Benefits

The pay range for this position is $22.00 - $28.00/hr.
