Job Description
Job Description
A manufactured housing community in the Tampa Bay area is looking for a Community Manager to run day-to-day operations and lead the on-site team. You’ll partner closely with a dedicated sales team already in place, so your focus is keeping the community running well — happy residents, clean books, and a team that’s set up to hit its numbers.
This is a hands-on operational leadership role, not a sales job — you’re the one making sure everything behind the scenes runs smoothly so the sales team can do its job.
WHAT YOU'LL DO
- Lead and coach your on-site team, building a culture grounded in respect, grit, collaboration, stewardship, and boldness
- Partner with the dedicated sales team, keeping homes show-ready and clearing whatever’s in the way of a sale
- Drive monthly and quarterly performance on net operating income, occupancy, and collections
- Run regular one-on-ones with your direct reports — goals, metrics, coaching, the whole loop
- Handle the paperwork for every resident-owned home sale: community applications and lease signings
- Keep rent billed accurately and collected on time, managing delinquency through legal notices and payment agreements, all within Fair Housing and state law
- Keep homesites and common areas looking sharp — manage grounds vendors and run mystery shop action plans
- Flag capital project needs early and coordinate the logistics (site access, vendor scheduling) so work lands on time and on budget
- Build a resident experience people actually want to renew — quick, empathetic follow-through, accurate billing, work orders closed within 48 hours
WHY YOU MATTER
A manufactured housing community runs on the person in this seat. Residents feel it when the grounds are kept up and their issues get handled fast, and the business feels it in occupancy and collections. This role is where that all comes together.
WHAT IT TAKES
- 3-5+ years managing a manufactured housing community, with real operational leadership experience
- A track record of hitting NOI, occupancy, and collections targets
- Comfort coaching and leading a small on-site team
- Working knowledge of Fair Housing compliance and state landlord-tenant law
- Experience managing vendors — landscaping, grounds crews, capital project contractors
- A detail-oriented approach to the financial side: rent collection, delinquency, budgeting
- Genuine care for residents and the community you’re running
- The flexibility to juggle daily operations with longer capital-project timelines
THE PERKS!
- Quarterly bonus potential up to $2,500 ($10,000 a year), tied to NOI performance and delinquency targets
- Comprehensive health benefits
- Generous PTO and paid holidays
- 401(k) with a 6% company match
