We're looking for a dependable, motivated Maintenance Technician in Fort Dodge, IA to help maintain safe, attractive, and well-functioning communities for our residents. This hands-on role plays a critical part in delivering an exceptional resident experience by responding to maintenance needs, preserving property appearance, and protecting the long-term value of our communities.

Primary Role

The Maintenance Technician is responsible for completing service requests, performing preventative maintenance, preparing apartments for new residents, and maintaining the overall appearance and functionality of the property. This role works closely with the Property Manager to ensure maintenance operations are completed safely, efficiently, and with exceptional customer service.

They don't simply complete work orders-they create positive resident experiences, identify problems before they become costly repairs, and take ownership of the community as if it were their own.

Key Responsibilities

Resident Service

  • Complete resident service requests accurately, professionally, and in a timely manner.
  • Communicate clearly with residents regarding maintenance updates and expectations.
  • Deliver exceptional customer service during every resident interaction.
  • Follow up to ensure maintenance concerns have been fully resolved.

Maintenance & Repairs

  • Perform general maintenance including plumbing, electrical, HVAC, appliance repair, carpentry, drywall, painting, and other building repairs.
  • Diagnose maintenance issues and determine appropriate solutions.
  • Complete preventative maintenance according to company schedules.
  • Maintain tools, equipment, and maintenance inventory.

Apartment Turns

  • Prepare apartments for new residents by completing repairs, painting, cleaning touch-ups, and inspections.
  • Coordinate unit turn timelines with the Property Manager to support occupancy goals.
  • Ensure every apartment meets Talon's quality standards prior to move-in.

Property Appearance

  • Conduct routine inspections of buildings, common areas, amenities, and grounds.
  • Maintain excellent curb appeal throughout the community.
  • Identify maintenance concerns before they become larger issues.
  • Assist with seasonal property maintenance, including snow removal, landscaping support, and exterior upkeep as needed.Safety & Emergency Response
  • Respond appropriately to maintenance emergencies and participate in the on-call rotation.
  • Ensure work is completed safely and in compliance with company policies.
  • Identify and report potential safety hazards immediately.
  • Assist during weather events or other property emergencies.

Teamwork & Operations

  • Work closely with the Property Manager to prioritize maintenance needs.
  • Coordinate with vendors and contractors as directed.
  • Maintain accurate work order documentation within AppFolio.
  • Participate in training, team meetings, and continuous improvement initiatives.
  • Follow company Standard Operating Procedures (SOPs) and safety guidelines.

Qualifications

  • Previous maintenance, facilities, construction, or skilled trades experience preferred.
  • General knowledge of plumbing, electrical, HVAC, appliance repair, and carpentry.
  • Strong troubleshooting and problem-solving abilities.
  • Excellent customer service and communication skills.
  • Ability to work independently while managing multiple priorities.
  • Comfortable using smartphones, tablets, and maintenance software (AppFolio experience preferred).
  • Valid driver's license and reliable transportation.
  • Ability to lift up to 75 pounds and perform physical work indoors and outdoors in varying weather conditions.
