Role SummaryThe Porter keeps the property clean, safe, and presentable day-to-day. This role focuses on trash management, common-area cleaning, light exterior upkeep, basic “eyes-on” inspections, and reporting issues quickly so small problems don’t become big repairs.
Schedule (typical)

  • 20–30 hours/week, Mon–Fri (flexible)
  • Optional: Weekend quick check (trash overflow / lobby / exterior walk)

Key ResponsibilitiesDaily / Routine

  • Trash & dumpster area
    • Pull trash to designated area on pickup days (if applicable)
    • Keep dumpster area clean; break down boxes; prevent overflow
  • Common area cleaning
    • Sweep/mop hallways, stairs, entryways
    • Wipe doors, handles, mail area, light switches
    • Spot-clean walls, remove cobwebs
  • Exterior upkeep
    • Pick up litter, tidy sidewalks/parking area
    • Light weeding / blowing (if applicable)
  • Property walk-throughs
    • Quick visual check for leaks, odors, pests signs, trip hazards, lighting outages

Light Maintenance (non-licensed)

  • Replace light bulbs (where accessible)
  • Tighten loose handles/hinges, minor patch/paint touch-ups (if assigned)
  • Change AC filters in common areas (if any)
  • Basic supply restocking (trash bags, paper towels for common areas)

Reporting & Documentation

  • Submit daily photo confirmation (trash area + key common areas)
  • Log issues found (leaks, stains, broken lights, safety hazards)
  • Coordinate access for vendors (plumber, electrician, pest control) when scheduled

What This Role Does Not Do (important)

  • No licensed trades work (electrical, plumbing beyond basic observation/shutoff if trained, HVAC, structural)
  • No handling resident disputes or rent collection (unless explicitly assigned)

Required Skills / Traits

  • Reliable, shows up consistently (this role is all about consistency)
  • Basic cleaning + simple hand-tool comfort
  • Good judgment: knows when something is an emergency vs. routine
  • Can communicate clearly by text with photos

Physical Requirements

  • Standing/walking most of shift
  • Lifting up to ~50 lbs (trash bags, supplies)
  • Outdoor work in heat/rain (Florida reality)

Tools / Supplies Provided (recommended)

  • Gloves, trash grabber, broom/mop, cleaning chemicals
  • Safety vest, basic PPE
  • Clear checklist + work order log (paper or phone)

Performance Standards (simple + measurable)

  • Property is visibly clean (no overflow trash, no lingering debris)
  • Issues reported within same shift (with photos)
  • Weekly checklist completed (hallways, stairs, entry, dumpster, parking)
