Job Description

The Facility Maintenance Supervisor oversees a multi-trade facilities team responsible for the installation, maintenance, repair, and operation of all major building systems across campus facilities. This role leads electricians, plumbers, HVAC and low voltage technicians, painters, maintenance specialists, and external contractors while managing preventive maintenance programs, coordinating projects, and ensuring compliance with all applicable building, electrical, plumbing, and fire codes. The supervisor responds to building emergencies, manages campus-wide maintenance requests through the Helpdesk system, and supports operational needs across all trade areas, including assistance with remodels and construction projects.

Responsibilities

  • Supervise and coordinate the daily work of electrical, plumbing, HVAC, low voltage, painting, maintenance teams, and external contractors across campus facilities.
  • Assign, schedule, and evaluate work orders, repairs, installations, and renovation projects to ensure timely and high-quality completion.
  • Diagnose building system issues and direct the implementation of effective and safe solutions.
  • Manage and maintain critical building systems, including generators, backflow preventers, elevators, lifts, and fire protection systems.
  • Ensure all work complies with national and local building, electrical, plumbing, and fire codes, as well as applicable safety standards.
  • Develop, implement, and maintain comprehensive preventive maintenance programs for all building systems and structural elements.
  • Ensure all required state and city inspections, life-safety regulations, and certification requirements are met and documented.
  • Perform electronic recordkeeping for preventive maintenance and repairs using computerized maintenance management and service request systems, including tracking and closing assigned work orders.
  • Manage repair, construction, and maintenance activities involving structural components, carpentry, finishes, and mechanical, electrical, and plumbing systems, consulting with leadership as needed.
  • Interpret and follow architectural, mechanical, and electrical drawings, submittals, and schematics to guide project execution.
  • Assist the maintenance team with special projects, including remodeling, upgrades, and infrastructure improvements, with a strong focus on safety.
  • Maintain and administer campus service standards for all trade disciplines to ensure consistent service quality.
  • Assist and support other trade areas in completing repairs, special projects, and campus safety tasks.
  • Operate machinery and equipment commonly used in school systems and commercial buildings.
  • Respond to building emergencies during and after regular working hours as needed.
  • Provide coaching, mentoring, and day-to-day guidance to maintenance staff in all assigned trade areas.
  • Collaborate with the Maintenance Project Lead and other stakeholders on remodels and construction oversight.
  • Perform other related duties as assigned to support safe, efficient, and reliable campus operations.

Essential Skills

  • High school diploma or GED equivalent.
  • Minimum of three (3) years of experience in building maintenance, facilities management, construction, or related trades in a large facility.
  • Experience supervising or leading staff, or an equivalent combination of training and experience.
  • Experience with project management, including remodeling and construction oversight.
  • Broad knowledge of electrical, plumbing, HVAC, low voltage, painting, and general building systems.
  • Ability to read and interpret architectural, mechanical, and electrical drawings, submittals, and schematics.
  • Understanding of national and local codes and regulatory requirements affecting building systems, including building, electrical, plumbing, and fire codes.
  • Proficiency with tools, equipment, and technology used across multiple facility trades.
  • Ability to oversee maintenance of mechanical, electrical, plumbing, structural, and safety systems.
  • Skill in using computer applications, including Microsoft Office and trade-specific maintenance software and computerized maintenance management systems.
  • Ability to manage multiple work orders, prioritize tasks, and meet deadlines in a complex facility environment.
  • Strong problem-solving skills for diagnosing building system issues and implementing effective solutions.
  • Effective communication and interpersonal skills for working with staff, contractors, and campus stakeholders.
  • Valid driver’s license and a clean motor vehicle record.
  • Ability to successfully complete a background check conducted by the Kansas Bureau of Investigation (KBI).

Additional Skills & Qualifications

  • Trade licenses or certifications in electrical, plumbing, HVAC, fire alarm, carpentry, or related fields.
  • Experience managing multi-trade teams or supervising maintenance operations in a large or complex facility.
  • Associate degree or technical certification in facilities management or a related discipline.
  • Knowledge of access control systems, fire systems, and building automation systems.
  • Familiarity with campus or higher education environments, particularly community college settings.
  • Ability to work effectively in an environment that serves a diverse population.
  • Strong coaching and mentoring skills to develop maintenance staff across multiple trades.

Work Environment

This role is based on a campus setting and involves working in and around school and commercial building environments. Typical schedules are Monday through Friday, either 6:00 a.m. to 2:30 p.m. or 9:30 a.m. to 6:00 p.m., with the expectation of flexibility to work variable hours to meet operational needs. The position may require occasional evening and weekend work, as well as response to building emergencies outside of regular hours. The work involves regular use of tools, machinery, and equipment associated with electrical, plumbing, HVAC, low voltage, and general building maintenance, and requires movement throughout mechanical rooms, roofs, and other facility spaces. The environment is hands-on and operationally focused, with frequent collaboration across multiple trades and coordination with contractors and campus stakeholders.

Job Type & Location

This is a Contract to Hire position based out of Kansas City, KS.

Pay and Benefits

The pay range for this position is $31.00 - $36.00/hr.
