Lead Our Northeast Florida Residential Portfolio

We are a privately owned real estate investment and management company seeking an experienced Senior Property Manager / Portfolio Manager to oversee our Northeast Florida portfolio.

Our Northeast Florida portfolio includes approximately 250 residential units consisting of both scattered-site single-family homes and multifamily communities throughout Jacksonville and St. Augustine markets.

We are a centrally managed ownership group with a long-term investment philosophy. Unlike third-party management companies, we own the properties we manage, allowing us to make decisions with a long-term ownership mindset focused on preserving asset value, investing in our communities and delivering an exceptional resident experience.

This is the senior operational leadership role for our Northeast Florida portfolio and reports directly to ownership.

You will lead a dedicated operations team responsible for leasing, administrative, maintenance, and day-to-day portfolio operations while having the autonomy to make decisions, improve processes, and drive the financial performance of the portfolio.

Key Responsibilities:

Leadership & Team Management

* Lead, mentor, coach, and develop the local operations team, including the Leasing & Administrative Assistant and Maintenance Technicians.

* Foster a culture of accountability, professionalism, responsiveness, and exceptional customer service.

* Conduct performance evaluations, establish measurable goals, and coach team members for continuous improvement.

* Recruit, hire, train, and retain high-performing employees.

* Manage daily workflows and ensure efficient coordination between office staff and maintenance operations.

* Track and improve KPIs including occupancy, lease renewals, delinquency, maintenance response times, resident satisfaction, and work order completion.

Property Operations

* Oversee the day-to-day operations of a mixed portfolio consisting of scattered-site single- family homes and multifamily communities.

* Ensure timely completion of preventive, routine, and emergency maintenance.

* Conduct regular property inspections to maintain high standards and preserve long-term asset value.

* Coordinate capital improvement projects and major repairs.

* Manage vendor relationships, negotiate competitive pricing, and ensure quality workmanship.

* Continuously identify opportunities to improve operational efficiency and the resident experience.

Financial & Asset Management

* Manage operating budgets while controlling expenses and maintaining high service standards.

* Analyze monthly financial reports and implement strategies to improve portfolio performance.

* Monitor rent collections, delinquency, bad debt, and lease compliance.

* Oversee leasing operations, marketing strategy, tenant screening, and occupancy goals.

* Review rental pricing and lease renewal strategies to maximize revenue.

* Serve as the final point of escalation for resident concerns, lease enforcement, legal matters, and eviction coordination when necessary.

Qualifications

* Minimum of 5 years of residential property management experience.

* Demonstrated success managing both single-family and multifamily residential portfolios.

* Minimum of 2 years supervising office and maintenance personnel.

* Strong understanding of Fair Housing laws, Florida landlord-tenant regulations, and property management best practices.

* Experience in using property management software such as AppFolio.

* Strong financial, analytical, organizational, and problem-solving skills.

* Demonstrated ability to lead multiple priorities while maintaining strong attention to detail and excellent organizational skills.

* Excellent leadership, communication, negotiation, and customer service abilities.

* Valid driver's license with the ability to travel throughout the Jacksonville and St. Augustine markets.
