JOB DESCRIPTION SUMMARY

We are seeking a Groundskeeper/Porter to join our team at Monaco Lakes Apartments, a 557 unit apartment community in Denver, CO.

Work Schedule: Monday - Friday, 8am - 5pm

Ensures the physical aspects of the community are maintained and standards are met regarding the grounds, amenities and overall curb appeal, and provides support to the service team.

JOB DESCRIPTION

Essential Responsibilities:

1. Inspects the community throughout the day to remove litter, debris, and pet droppings, and ensures all common areas and amenities stay neat and free of litter at all times.
2. Removes trash and remaining items from vacant apartments prior to starting the make-ready process, transfers trash to the dumpster or storage area as applicable, and cleans and maintains storage areas.
3. Completes assigned minor and routine service requests as directed by the Service Supervisor and/or Community Manager, and assists the make-ready specialist with the turn process.
4. Changes locks in accordance with property policy and ensures pool area gates function according to code and safety standards.
5. Distributes notices and communications to residents as needed.
6. Reports any observed hazard or potentially dangerous situation to the appropriate supervisor, whether it affects residents, team members, guests, or others.
7. Demonstrates strong customer service by treating residents and others with respect, answering questions, and responding professionally to maintenance-related complaints.

Required Licenses or Certifications:

• Valid driver's license to operate a golf cart on property.

The hourly range for this position is $20.00 - $22.00.

Additional Compensation:

• Onsite Property Positions: In addition to base pay, this role is eligible to participate in the renewal bonus pool shared among onsite personnel.
