DIRECTOR OF MAINTENANCE
SEPD | Florida | Multi-Site Travel Required
Position Summary
SEPD is seeking a strategic, hands-on Director of Maintenance to build and lead the maintenance, facilities, and asset-management capabilities supporting our Retail, Wholesale Fuel, Real Estate, and Corporate operations. This role is designed for a strategic leader who can assess the current state, design the future-state operating model and build the infrastructure necessary to support long-term growth and asset stewardship. The Director will transition the organization from reactive maintenance to proactive asset stewardship while improving service, cost visibility, vendor performance, capital planning, and operational continuity.
Key Responsibilities
- Develop and execute an enterprise maintenance and asset-management strategy across Retail, Wholesale Fuel, Real Estate, and corporate facilities.
- Assess current processes, staffing, service coverage, systems, vendors, asset condition, deferred maintenance, and capital needs; establish a prioritized roadmap.
- Build scalable processes for work intake, triage, dispatch, escalation, completion verification, invoice approval, reporting, and continuous improvement.
- Develop preventive-maintenance and asset-lifecycle programs for buildings, roofs, HVAC, refrigeration, parking lots, lighting, signage, store equipment, fuel systems, dispensers, canopies, car washes, and related site infrastructure.
- Create asset inventories, condition assessments, replacement schedules, maintenance KPIs, dashboards, service-level expectations, and budget controls.
- Evaluate the appropriate use of internal resources versus third-party providers; recommend and build the right operating model.
- Source, qualify, negotiate with, and manage vendors; establish preferred-provider networks, contracts, pricing standards, scorecards, and accountability.
- Lead annual maintenance budgeting, capital prioritization, lifecycle planning, and business cases based on risk, customer impact, asset value, and return.
- Partner with Operations, Real Estate, Wholesale Fuel, Finance, IT, and executive leadership on store openings, renovations, brand-image projects, emergencies, and strategic initiatives.
- Build and develop the maintenance team, including a strong partnership with the Maintenance Operations Coordinator, while removing maintenance administration from District Managers and field leaders.
- Support Wholesale Fuel primarily through brand-image maintenance, site appearance standards, and coordinated vendor execution; support headquarters and other corporate facilities as required.
- Promote safety, regulatory compliance, environmental responsibility, documentation discipline, and professional vendor conduct.
Scope of Support
- Retail: convenience stores, corporate-operated locations, fuel systems, dispensers, canopies, HVAC, refrigeration, car washes, equipment, lighting, signage, and customer-facing assets.
- Wholesale Fuel: brand-image maintenance, dealer/partner site appearance, signage and canopy standards, and related vendor coordination.
- Real Estate: roofs, building envelopes, parking lots, site infrastructure, deferred-maintenance recovery, asset preservation, and capital improvements.
- Corporate: headquarters and other company facilities, vendor oversight, maintenance planning, and facility projects.
Qualifications
- 10+ years of progressive maintenance, facilities, construction, or asset-management leadership in a geographically dispersed, multi-site environment.
- Demonstrated success building processes, systems, teams, vendor networks, preventive-maintenance programs, and capital plans.
- Strong experience with vendor sourcing, contract negotiation, service-level management, budgeting, and performance measurement.
- Working knowledge of commercial building systems and site assets; convenience retail, fuel, restaurant, hospitality, commercial real estate, or multi-unit retail experience strongly preferred.
- Experience selecting and implementing CMMS/work-order or asset-management technology preferred.
- Strong financial judgment, project-management capability, communication skills, and ability to influence across functions.
- Ability to travel regularly throughout the operating footprint and provide leadership support during emergencies, severe weather events, and critical business interruptions, including occasional after-hours response when business needs require.
What Success Looks Like
- Clear ownership and accountability for maintenance across the company.
- A documented asset inventory, condition baseline, and prioritized capital roadmap.
- Preventive-maintenance programs that reduce emergencies and recurring failures.
- Improved vendor service, pricing, coverage, and accountability.
- Better visibility to work status, spend, asset risk, and performance through meaningful KPIs.
- Reduced maintenance burden on District Managers and Operations.
- A scalable maintenance organization that protects asset value and supports growth.
