Property Operations & Project Coordinator
Job Description
Location: Las Vegas, NV
Employment Type: Full-Time or 1099
Compensation: $43,000-$55,000 Salary DOE + Benefits
Established commercial real estate ownership group is seeking a highly organized and proactive Property Operations & Project Coordinator to support the day-to-day operations, maintenance, and improvement projects for a small portfolio of commercial properties in Las Vegas. This role is ideal for someone with a background in construction project coordination, facilities management, maintenance management, commercial construction, or property operations.
Key Responsibilities
Property Operations & Facilities
· Conduct routine property inspections and identify maintenance, repair, and improvement needs
· Coordinate building maintenance, repairs, and preventative maintenance activities
· Ensure properties remain well-maintained, safe, and professionally presented
· Track maintenance requests and open items through completion
· Coordinate service providers and ensure work is completed on schedule and to expectations
Project & Vendor Coordination
· Coordinate tenant improvement, repair, maintenance, and property enhancement projects
· Solicit and compare vendor and contractor proposals
· Schedule and oversee contractors, vendors, and service providers
· Track project schedules, budgets, and deliverables
· Coordinate permits, inspections, and project documentation when required
· Monitor contractor performance and quality of work
· Provide regular project status updates
· Maintain vendor relationships and ensure compliance with insurance and contract requirements
Tenant Support
· Serve as a main point of contact for tenants regarding maintenance and property-related matters
· Coordinate responses to tenant requests and service needs
· Maintain professional and responsive communication with tenants
Administrative & Financial Support
· Review and process vendor invoices
· Assist with budgeting and project cost tracking
· Maintain organized records, contracts, warranties, and vendor information
· Manage utility accounts and service coordination
· Prepare reports and updates as needed
Qualifications
Required
· 10+ years of professional work experience
· Demonstrated ability to work independently and manage responsibilities with minimal supervision
· Ability to manage multiple projects and priorities simultaneously
· Excellent written and verbal communication skills
· Strong problem-solving and critical-thinking abilities
· Proven track record of reliability, integrity, and sound judgment
Preferred
· Construction project management or project coordination experience
· Facilities, maintenance, construction, or landscaping experience a bonus
· Experience obtaining bids, managing vendors, and overseeing service providers
· Bilingual Spanish is a plus
